Senior Land & Consents Consultant – UK & Ireland

Job Description
As a key member of the Land team, you will deliver essential services related to land acquisition, valuation, compulsory purchase, compensation, landowner engagement, land access, wayleaves, consents, and negotiations. The role involves significant site‑based work in the Highlands, Moray and Aberdeenshire, with occasional travel to Edinburgh, Glasgow or Perth.
Key Responsibilities
* Negotiating access to and acquiring complex land for high‑profile infrastructure projects in Scotland and across the UK.
* Securing appropriate land rights for large‑scale development projects.
* Providing strategic land advice to clients.
* Drafting and preparing consent documents.
* Utilising statutory powers (CPO, TCPA, DCO…) to acquire land for highways, rail, water, gas and renewables.
* Negotiating Heads of Terms and other agreements such as wayleaves, servitudes, exclusivity and option agreements.
* Liaising with major landowners, agents, legal representatives, planning authorities, stakeholders, contractors and clients.
* Managing and settling compensation claims (CPO, land damage, voluntary, etc.).
* Collaborating with WSP’s multidisciplinary teams across sectors and locations within the UK.
Qualifications & Experience
* Excellent interpersonal and communication skills, able to build relationships with stakeholders at all levels.
* Strong influencing and negotiating skills.
* Ability to work autonomously and effectively communicate with remote teams.
* Proven track record in delivery of land and property related services.
* Experience in land assembly projects, GDPR, data protection and personal data security.
* Experience negotiating agreements for access or rights in property (Heads of Terms, wayleaves, servitudes, exclusivity, options).
* Experience managing and settling voluntary and compulsory purchase compensation claims.
* Experience in valuation of land and/or buildings.
* Experience in high‑profile infrastructure development (road, rail, gas, electricity, water, utilities or renewable energy).
* Understanding of Scottish land ownership, occupation and relevant legislation (Scottish planning system, NPF4, Electricity Act 1989, Gas Act 1986, Roads (Scotland) Act 1984, Transport Act 1962, Water Industry Act (Scotland) 2002, Water (Scotland) Act 1980, Sewerage (Scotland) Act 1968, Land Reform (Scotland) Act 2003, Crofting Law). A broad knowledge of other relevant legislation and procedures is desirable.
* Associate or full membership of the Royal Institution of Chartered Surveyors or another professional membership/chartership is desirable.
Location & Travel
Based in the Highlands, Moray or Aberdeenshire (remote), with occasional travel to Edinburgh, Glasgow or Perth.
