Overview
This is a high-volume reactive repairs role. It is NOT Construction / site management, Planned works / capital works, Facilities management. If your background is not in social housing reactive repairs, this role will not be suitable.
The Role
We are looking for a Reactive Repairs Manager to take full control of a busy social housing contract.
You Will Manage
* Planners / schedulers
* Daily WIP (Work In Progress)
* KPI performance
* Client expectations
This is a fast-paced, office-based role managing hundreds of live jobs at any time.
Key Responsibilities
* Manage and control daily WIP to ensure jobs are completed on time
* Lead a team of planners/schedulers allocating works to operatives
* Monitor and improve:
o First‑time fix
o No access
o Follow‑on works
o Appointment performance
* Drive operative productivity using data and reporting
* Manage complaints, disrepair, and damp & mould cases
* Act as escalation point for operational and client issues
* Attend client meetings and manage performance expectations
* Analyse KPIs and take action to improve underperformance
Essential Experience (Must Have)
* Experience managing reactive repairs in social housing
* Experience managing planners/schedulers
* Strong experience controlling WIP and job flow
* Knowledge of SOR codes / schedule of rates
* Experience managing KPI-driven contracts
* Experience with
o Voids
o Disrepair
o Damp & mould

Location & Hours
Houghton Regis (Office Based)
Monday–Friday, 8am–5pm
1 in 4 Saturdays + on‑call rota
