Job Title: Head of Maintenance
Location: Richmond Village, Witney, OX28 5DG
Salary: Circa £40k pa
Contract: 40 hrs per week, full‑time
Shift Pattern: Mainly Monday to Friday, occasional weekend work and on‑call duties
Job Overview
The Head of Maintenance will be responsible for the efficient operation and maintenance of all physical aspects across Richmond Village Witney, including buildings, grounds, equipment and systems. The role ensures the safety, comfort and satisfaction of residents, leads a high‑performance maintenance team and collaborates closely with other village departments to support operational goals.
Responsibilities
* Supervise and lead a team of maintenance and grounds crew, including hiring, training, scheduling and performance management.
* Collaborate with operational, leisure, housekeeping, reception and sales teams to coordinate maintenance activities and support operational objectives.
* Implement maintenance policies, procedures and standards to ensure regulatory compliance and industry best practices.
* Day‑to‑day responsibility for all legislative controls, processes and procedures working closely with the Village Manager, Regional Maintenance Manager and departmental teams.
* Conduct regular inspections of buildings, grounds, and equipment to identify maintenance needs and prioritise repairs.
* Generate, coordinate and oversee preventative maintenance programs to prolong asset life and minimise disruptions.
* Manage maintenance budgets and expenditures, seeking cost‑effective solutions without compromising quality or safety.
* Liaise with contractors, vendors and suppliers to obtain quotes, negotiate contracts and oversee on‑site work.
* Respond promptly to maintenance emergencies and address residents’ concerns in a professional manner.
* Maintain accurate records of maintenance activities, equipment inventory and work orders using maintenance management systems.
* Stay informed about industry trends, new technologies and best practices to continuously improve operations and service delivery.
* Walk the village to determine priority needs on a strategic basis.
* Prepare business presentations – share action plans with team members and owners where required (e.g., capital expenditure plans).
* Be available for emergency calls and assist colleagues as needed.
* Assist with weekend duty management (one shift per month).
Qualifications & Skills
* Proven experience in maintenance management, preferably in a senior living or hospitality environment.
* Relevant qualification in Facilities Management, Engineering or a related field (preferred).
* Qualification within health and safety working practices – IOSH Managing Safely.
* Strong leadership and interpersonal skills with the ability to motivate and develop a team.
* Experience in managing budgets and controlling costs.
* Maintenance planning and project management experience.
* Excellent problem‑solving abilities and attention to detail.
* Knowledge of building regulations, health, safety and environmental standards.
* Proficiency in maintenance management systems and Microsoft Office.
* Flexibility to respond to emergencies and work occasional evenings or weekends as needed.
* Excellent all‑round technical knowledge and experience of general trades.
* Pool plant operator knowledge preferable.
