Senior Land Manager Location: Cheshire (North West) Salary: £70,000 – £90,000 DOE Excellent Bonus & Package Are you a Land Manager or Senior Land Manager looking to join a rapidly expanding housebuilder in the North West? This forward-thinking, cash-rich housebuilder is strengthening its established Land team and is seeking an experienced Senior Land Manager to cover Cheshire, North Wales, Manchester and the wider Greater Manchester area. Reporting directly to the Land Director, you will play a key role in sourcing and securing land opportunities, while developing and maintaining strong relationships with landowners, agents and key stakeholders across the region. The business is actively acquiring sites and has a strong pipeline of projects across the North West, offering excellent long-term career progression. Key Responsibilities Carry out comprehensive site appraisals, including planning, technical and legal assessments Identify, negotiate and secure land opportunities across the region Build and maintain strong relationships with landowners, agents and professional contacts Provide professional advice on strategic land agreements Prepare and analyse offers and financial appraisals Draft Heads of Terms and liaise with solicitors to ensure timely completions Lead negotiations on options, conditional contracts, restrictive covenants and uplift clauses Assist with land strategy and pipeline growth initiatives Key Experience & Skills Minimum 5 years’ experience in land acquisition, ideally with a residential housebuilder Strong North West / Cheshire patch knowledge and established contacts Excellent negotiation, communication and interpersonal skills Highly organised with strong attention to detail Proven ability to manage multiple sites and deadlines effectively Willingness to travel to meetings, including rural locations Package & Benefits £70,000 – £90,000 basic salary (depending on experience) Excellent bonus scheme Company car or car allowance Private healthcare Flexible / work-from-home options Long-term progression with a growing regional business
