A public sector organisation in South Wales is looking for an experienced Senior Asset Surveyor to take ownership of their portfolio and help drive forward the organisation’s long‑term investment andpliance strategy. This role is ideal for a seasoned surveyor with strong public‑sector or housing association experience who can work autonomously and influence key decision makers.
Your new role
1. Lead on the delivery of condition surveys across a mixed public sector estate
2. Identify defects, prioritise remedial works, and produce detailed technical reports
3. Provide lifecycle forecasting to support long‑term capital planning
4. Contribute to the development and delivery of the organisation’s Asset Management Plan
5. Advise on property disposals, acquisitions, and estate optimisation
6. Support senior leadership with data‑driven rmendations on maintenance and investment
7. Ensure statutorypliance across the estate (asbestos, fire safety, accessibility, etc.)
8. Oversee contractor performance and ensure all works meet regulatory standards
9. Maintain accurate asset data and records within CAFM systems
10. Act as client representative on refurbishment and minor capital projects
11. Prepare specifications, tender documentation, and feasibility studies
12. Monitor project progress, budgets, quality andpliance through to handover
13. Support energy‑efficiency and decarbonisation initiatives across the estate
14. Provide technical advice on improving EPC ratings and reducing carbon emissions
What you'll need to succeed
15. A degree or HNC/HND in Building Surveying, Construction, or a related discipline
16. Professional membership with RICS (MRICS/AssocRICS) or actively working towards it
17. Strong technical background in condition surveys, building pathology, and asset management
18. Solid understanding of public sectorpliance requirements including asbestos, fire safety, CDM, and accessibility
19. Experience managing refurbishment or minor capital projects from inception to handover
20. Confident producing high‑quality technical reports and lifecycle assessments
21. Ability to analyse asset data and make informed, strategic rmendations
22. Strongmunication skills with the ability to work effectively with stakeholders, contractors, and internal team
