Purpose of Job

To provide risk mitigation to the assets under contract and ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical and electrical systems within the site. Engineers must be able to demonstrate relevant knowledge of UPS, generators, HV, PDUs, CRAC units or equivalent, including the ability to fault find using graphical information and current alarm data.


Key Responsibilities

* Operate the CBRE CermTM processes to ensure the mitigation of risk to critical plant and equipment.
* Follow EOPs and trigger escalations when incidents occur.
* Ensure routine PPM is carried out for all mechanical and electrical plant in accordance with site task schedules and asset lists.
* Address reactive tasks throughout the building and proactively highlight areas for improvement, including concessions and fabric related items.
* Swiftly remediate plant faults and defects to keep plant in serviceable order.
* Ensure suitable spare parts are available for maintenance and reactive works. Provide parts lists and estimated timescales for remedial works.
* Complete all relevant paperwork for PPM, reactive, and breakdown works and hand it promptly to the contract administrator.
* Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
* Carry out AP duties (training provided) and issue permits to work.
* Maintain a safe and healthy working environment, including wearing uniform and PPE at all times.
* Develop constructive relationships with all CBRE staff and clients.
* Present a professional image of CBRE to clients at all times.
* Keep up-to-date shift logs.
* Ensure all plant rooms under CBRE responsibility are locked and kept clean and tidy.
* Supervise and monitor CBRE sub‑contractors’ work while they are on site.
* Arrange and provide holiday and sickness cover at short notice and remain flexible in working patterns.
* Remain on site until relieved by the oncoming shift.
* Undertake lone working when and where required.


Accountabilities

* Accountable to the Data Centre Manager, Contracts Manager, and Technical Manager.
* The post holder has no directly reporting staff.
* This post carries no direct budgetary responsibility.


Skills and Experience

* Time served electrical apprenticeship or equivalent in an industrial/manufacturing/commercial or critical environment focusing on operation and maintenance of plant.
* C&G 236 – Pt1 & Pt2 or equivalent (minimum) C&G 2391 (desirable).
* Experience with main distribution board switching of ACBs.
* Experience in changing UPS modes (startup, maintenance bypass, Eco‑Ess Mode, VMMS Energy management mode).
* Knowledge of critical cooling systems and SLAs/KPIs within a critical environment.
* Knowledge of basic air conditioning and humidity control.
* Experience in operating and controlling generators and UPS.
* Experience in using and interrogating BMS systems for plant monitoring.
* Practical knowledge of H&S requirements including RA’s, lock‑out/tag‑out, permits to work.
* Self‑motivated and professional manner.
* Good communication skills.
* Basic knowledge of MS Office applications.
