Quantity Surveyor (Housing) – West Midlands – Up to £60K plus package
Our client is a 5-star rated housebuilder who is looking for a talented and enthusiastic Quantity Surveyor to join their award‑winning commercial team, based at their West Midlands office.
About the role
As a Quantity Surveyor you will provide quantity surveying services within the Commercial department on multiple projects, ensuring commercial procedures are followed to maximise the project’s commercial success. You will work closely with the project team to manage and report commercial risks and opportunities accurately.
Your main responsibilities
* Managing the project subcontract procurement process, ensuring buying opportunities are maximised and best value is achieved through each subcontract order.
* Preparing value engineering schedules to identify best‑value opportunities throughout the detailed design and procurement process, liaising with the design and technical team, attending design team meetings to ensure value engineering options are considered, and utilising group procurement agreements/suppliers whenever possible.
* Overseeing subcontract account management, including monthly subcontractor valuations, agreeing value of subcontractor variations, administering contra charges and preparing final account statements.
* Preparing and regularly reviewing project risk and opportunity schedules, liaising with the project team to identify and record any project risks and opportunities that could impact project costs.
* Producing project Cost Value Reconciliation reports on a quarterly basis for each project, ensuring accurate forecasting.
* Producing and updating quarterly cash flow forecasts for affordable housing revenue and construction cost.
* Producing subcontractor accruals.
* Administering subcontractor vetting, including reviewing SMAS approval, credit checks, suitable insurance cover, CIS and bank details in collaboration with accounts.
* Contract administration.
About the candidate
* Degree level Quantity Surveying qualification or similar.
* Ability to read and understand drawings, programmes and technical specifications, with a good knowledge of construction processes and technologies.
* Successful experience managing housing development projects in a similar role.
* Ability to measure drawings to scale using Bluebeam or similar.
* High standard of IT skills, proficient in the use of key software such as COINS and MS Office, especially Excel and Word.
* Knowledge of commonly used standard contracts such as JCT.
* Excellent written and verbal communication skills.
* Ability to prioritise workload with proven experience of being methodical and organised.
* Ability to work collaboratively with the project team—including technical, design, construction, sales and customer care—to ensure projects commercial success.
