Project Manager - Hillington Office - £42k Company Vehicle Role Overview: To manage the day-to-day operation of projects and have overall responsibility including client satisfaction and involvement. Controlling all elements of the contracts including staff management, project delivery, procurement, sub-contractors, supply chain, design, cost control, client liaison, health and safety. Negotiating with external consultants and clients and ensuring that the client’s expectations are fully met. To manage on-site relationships with a variety of existing clients; develop new client relationships; understanding, interpreting and implementing a design brief, and being able to meet and deliver the client's requirements. Compliance with all Everwarm’s procedures and protocols. Principle Accountabilities: To ensure that works are carried in line with Everwarm procedures. To ensure project target dates and the critical path are maintained. To ensure the works are carried out within current legislation. To effectively monitor and control workflows and staff resources To provide professional expertise and assist the commercial team in building tender documents for both existing and new works. To proactively generate new works from existing contracts. Financial Responsibilities: Responsible accurate record keeping, ensuring that additional works are requested in a timely manner and agreed with the client. Ensuring that subcontract works are carried out in accordance with quotations and or specifications. Ensure site-based prelims are kept to a minimum. Management of sub-contractors to maximise contract performance against KPI’s, minimise default notices and penalties and to ensure high levels of customer service. Compliance to Everwarm procedures. Communications: The jobholder will liaise with the tenants, client and agents of the client, branch staff, operatives, head office staff, other branch managers and employees from other companies within the Sureserve group. General Duties/Key Responsibilities: Regular liaison with the tenants, leaseholders, contractor partners, client and agents of the client to ensure clarity and consistency of communications and the speedy resolution of issues thus ensuring a strong and professional working partnership. Developing programme of works to ensure deadlines are identified and kept thus ensuring penalty charges are not incurred and the critical path is maintained. Ensure all works are carried out in line with Everwarm procedures. Timely production of accurate reports on progress for circulation to clients and internal teams as and when required. Monitor all expenses generated by the projects in the operation of the contracts, liaising with the Commercial Team where necessary to ensure all costs are captured and recovered in a timely manner and in accordance with Everwarm procedures. To carry out pre and post works measurements in order for accurate client and subcontractor accounts to be calculated and leaseholder bills calculated. To provide specification and installation guidance to both clients and leaseholders To comply with Company rules and Procedures and to ensure this is done to subordinates and subcontractors’ etc. To support and practice the Company’s Customer Care Philosophy to ensure customer satisfaction. Experience Minimum of 10 years practical experience in delivering bathroom replacement contracts Experience of managing and carrying out bathroom replacement and medical adaptation contracts Management and technical experience Clear understanding of required targets and empathetic approach to our client base Supply chain management and large project delivery Previous history of driving programmes and achieving targets. Experience of working with computerised systems. Willingness to travel as sites dispersed around Scotland. Qualifications Computer skills with experience of using microsoft excel and word being essential.
