Maintenance Operative - West London Full-Time | Permanent 35k Hours of Work Monday to Friday: 8am-5pm or 9am-6pm 1 in 3 Saturdays, 8am-5pm on a rota (hours given back in lieu the following week) Additional hours may be required during the summer turnaround period.As a Maintenance Operative, you will be responsible for delivering the best experience to our customers by providing a proactive and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with in a timely manner. Key Responsibilities Exercise initiative in providing excellent customer service, liaising effectively with Managers and colleagues. Liaise with and monitor onsite contractors to ensure completion of work. Responsible for day‑to‑day reactive and preventative maintenance. Carry out planned maintenance including: Fire alarm testing Emergency lighting testing Fire extinguisher checks Water hygiene flushing / temperature monitoring Shower head descaling Health & safety checks Undertake regular building patrols to identify maintenance requirements or Health & Safety risks. Conduct scheduled flat inspections and complete resulting actions promptly. Record, log and monitor maintenance issues within the maintenance logbook. Ensure maintenance records are kept for all services, including: Gas safety inspections Lightning protection systems Fall arrest systems PAT testing Fixed wiring certification Maintain accurate and up‑to‑date Property Documentation Files. Adhere to Health & Safety policy, ensuring Risk Assessments and Method Statements are obtained/maintained and safe systems of work are followed (including Permit to Work and hot works permits). Interact professionally with students, showing empathy and recognising the accommodation is their home. Report any welfare issues to a manager immediately.Key Requirements Take ownership of responsibilities and take pride in work carried out. Thorough understanding of Health & Safety legislation and the impact of work being undertaken. Relevant qualification in plumbing, joinery, or electrical systems (preferred). Previous experience in domestic electrical, plumbing, or general maintenance. Intermediate skills in Microsoft Word, Excel and Outlook. Strong verbal and written communication skills. Ability to prioritise own workload.
