The Opportunity
An established UK main contractor delivering complex design & build schemes across Industrial & Logistics, Food Production and Advanced Manufacturing sectors is seeking an experienced
Project Director
to lead major projects ranging from
£40m–£130m
in value.
This is a senior leadership position responsible for full lifecycle delivery — from pre-construction strategy through to handover — ensuring commercial success, programme certainty and exceptional client satisfaction.
Key Responsibilities
Strategic Project Leadership
* Take full P&L responsibility for projects between £40m–£130m.
* Lead multi-disciplinary teams including Project Managers, Commercial Managers, Design Managers and MEP leads.
* Set and drive project strategy from tender stage through to completion.
* Provide clear leadership across site teams and supply chain partners.
Pre-Construction & Client Engagement
* Support work-winning teams during bid stage, contributing to programme, logistics and buildability strategy.
* Lead client presentations and technical workshops.
* Develop strong relationships with end-user clients, consultants and stakeholders.
* Ensure robust risk identification and mitigation strategies are embedded from inception.
Commercial & Financial Control
* Oversee project financial performance, cost reporting and forecasting.
* Protect margin and manage change control processes rigorously.
* Work closely with Commercial Directors to manage risk exposure.
* Ensure cash flow and procurement strategy aligns with project objectives.
Operational Delivery
* Ensure projects are delivered safely, on programme and to the highest quality standards.
* Drive programme performance and recovery strategies where required.
* Oversee complex MEP integration and specialist installations typical of food and factory environments.
* Ensure compliance with UK building regulations and sector-specific standards (BRC, hygiene requirements, automation integration etc.).
Leadership & Governance
* Mentor and develop senior operational staff.
* Implement best practice across safety, quality, sustainability and digital construction.
* Report directly to the Construction Director / Managing Director.
* Act as escalation point for key commercial or operational issues.
