Monitoring Surveyor
Birmingham/hybrid/field based

We are delighted to be working with an award winning lender that offers Bridging, Ground Up Development & Bridge to Let loans of up to £15m across England & Wales.
The job holder will support bridging and development finance lending by inspecting properties, monitoring refurbishment/development works, and providing technical reports to support underwriting and loan drawdowns.
Key Responsibilities
* Carry out site inspections for residential, commercial, and development properties used as loan security
* Assess property condition, construction quality, and suitability for lending
* Identify defects, structural issues, and refurbishment requirements
* Monitor refurbishment or development works for drawdown approvals
* Verify progress against budgets, schedules, and scope of works
* Produce monitoring surveyor reports for lenders and internal teams
* Review building plans, specifications, warranties, and compliance documentation
* Provide technical risk assessments to underwriters
* Advise on feasibility, build costs, and project risks
* Produce clear written reports with recommendations for lending decisions
* Liaise with underwriters, valuers, solicitors, developers, and brokers
* Respond to post-inspection queries quickly (bridging lenders often operate on tight deadlines)
* Ensure work complies with RICS standards and lender policies
* Maintain professional ethics and accurate documentation
Skills & Qualifications
* Degree in Building Surveying, Quantity Surveying, or similar
* MRICS / AssocRICS (or working towards chartership)
* Experience in property inspections, valuation, or development projects – with strong experience of residential properties
* Strong report writing and analytical skills
* Full UK driving licence
* Experience in bridging finance, development monitoring, or lender valuations
* Knowledge of residential, commercial, and mixed-use property
* Understanding of construction contracts and cost control
Additional Information:
* Office/field/hybrid – the candidate will be required to attend the office one or two times a week (West Midlands)
