Job Title: Development Manager

Job Purpose:
The Development Manager will oversee and manage major development projects from inception to completion, with project values up to £60m. The role requires a strong track record in delivering large-scale residential developments, ensuring alignment with strategic goals, financial viability, and timely delivery. This position involves both project management and development responsibilities, including site identification, acquisition, and occupation.
Key Responsibilities:
* Lead the development of multiple projects from feasibility through to completion, ensuring alignment with strategic objectives.
* Manage project budgets, timelines, and quality standards across all stages of the project lifecycle.
* Coordinate internal and external stakeholders, fostering positive working relationships with consultants, contractors, regulatory bodies, and local communities.
* Ensure compliance with planning permissions, building regulations, health & safety, and environmental standards.
* Prepare and present reports, development appraisals, strategy documents, risk assessments, and monthly progress updates.
* Support the Trust’s 10-year strategy by delivering high-quality environments that enable older people to flourish.
* Maintain clear and timely communication with project teams and internal stakeholders to ensure information is accurately shared and actions are progressed efficiently.
Desirable Experience & Skills:
* Proven experience in residential development and knowledge of the care sector.
* Experience identifying and negotiating land acquisitions, working with land surveyors, solicitors, and legal advisors.
* Track record of engaging with local authorities, planning consultants, and community stakeholders.
* Familiarity with project management tools and development appraisal software.
* Understanding of alternative procurement routes and contract strategies beyond JCT/NEC.
* Ability to identify opportunities for innovation in design, delivery, or operational outcomes.
* Experience preparing gateway reports, business cases, and engaging effectively at executive board level in complex organisations.
* Excellent organisational, time management, and prioritisation skills.
* High-level written and verbal communication skills.
