What you’ll do
As a Voids Inspector, you’ll play a key role in ensuring void homes are refurbished to a high standard and ready for re‑letting. Working across our housing stock, you’ll inspect void homes, oversee contractor performance, and make sure every property offers a safe, high‑quality finish for the next resident.
The Voids Inspector role focuses on quality, value for money, and compliance, while keeping residents at the heart of everything we do. You’ll work closely with colleagues and contractors to improve voids, repairs, and overall housing standards. The Voids Inspector is central to delivering well‑maintained homes and supporting a responsive, resident‑focused service.
How you’ll do it
1. Inspect void homes before, during, and after works to ensure standards, safety, and lettable requirements are met.
2. Diagnose repairs, prepare clear specifications, and provide straightforward technical reports and recommendations.
3. Monitor contractor performance on site, including quality checks, audits, and health and safety compliance.
4. Manage void costs within agreed budgets, ensuring value for money and correct allocation of spend.
5. Track variations and additional works, ensuring all changes are properly approved and recorded.
6. Work collaboratively with internal teams and contractors to share performance insights and drive continuous improvement.
7. Act as a visible, trusted on‑site presence, ensuring inspections and follow‑ups are completed on time and issues are resolved promptly.
8. Champion resident outcomes by escalating concerns where needed and ensuring homes are safe, compliant, and ready for occupation.
9. Use performance data and feedback to identify trends, highlight risks, and support service improvements across the voids and repairs service.

Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
Essential:
10. Experience of working within the voids sector, carrying out pre, post audit and quality inspections
• Experience in formulating specifications, managing schedules of works and technical diagnosis
11. Experience of contractor management
12. Experience of writing and disseminating technical reports
13. Good understanding of the relevant legislation, statutory and regulatory requirements
Desirable:
14. DEA/FRA assessor trained
15. Recognised HND technical qualification eg. building surveying or member CIOB
