Job Title: Property Acquisition Executive

Reporting to: General Manager / Operations Director
Job Overview:
Join About the Stay as a Property Acquisition Executive and play a central role in growing our managed property portfolio. Your mission is to secure high-quality properties for us to manage under our full-spectrum model—short lets, long lets, serviced apartments, luxury co-living, and full building blocks.
This is a high-impact, target-driven role focused on bringing in new landlord and developer partnerships that align with our premium standards.
Key Responsibilities:
Property & Building Acquisition
· Source premium apartments, houses, multi-unit blocks, and full buildings for management.
· Identify opportunities for full-block management and serviced apartment conversions.
· Source only high-end co-living or luxury shared-living units (no standard HMOs).
· Build and maintain a strong acquisitions pipeline across London and key UK markets.
· Attend viewings and assess suitability, condition, design standard, and operational viability.
Landlord Partnership Development
· Present About the Stay’s management model and earnings potential to landlords and agents.
· Advise on management fees, revenue optimisation, and rental strategies.
· Handle objections confidently and convert leads into signed 12-month+ management agreements.
· Maintain ongoing landlord communication and relationship management.
Market Research & Deal Analysis
· Conduct pricing analysis, revenue projections, and competitor benchmarking.
· Produce detailed income forecasts for each proposed property.
· Evaluate furnishing needs, refurbishment opportunities, and setup budgets.
· Ensure all acquisitions meet margin and profitability thresholds.
Compliance, Due Diligence & Onboarding
· Coordinate licensing, planning, compliance, and safety checks.
· Work with Legal to finalise management agreements.
· Support onboarding to ensure new properties meet About the Stay’s premium brand standards.
· Complete all documentation and internal handovers accurately.
Reporting & Pipeline Management
· Update CRM with all leads, negotiations, and conversions.
· Provide weekly and monthly performance reports.
· Track revenue performance of newly onboarded properties.
Person Specification:
· 2–5 years’ experience in property acquisition, estate agency, lettings, or real estate business development.
· Proven record in converting landlords into signed agreements.
· Strong understanding of short-let, long-let, and serviced accommodation markets.
· Excellent negotiation, communication, and relationship-building skills.
· Commercially minded with strong financial and analytical ability.
· Organised, target-driven, and confident handling multiple acquisition pipelines.
· Proficient in MS Office and CRM systems.
· Full UK driving licence desirable.
Salary & Benefits:
Basic Salary: £28,000 per annum
Unit Acquisition Bonus – Unlimited
£250 per unit successfully onboarded, subject to management agreement
No cap — unlimited earning potential.
Revenue-Linked Bonus (Quarterly)
Up to £1,000 per quarter based on:
· Revenue performance of properties acquired
· Occupancy growth
· Yield performance
· Landlord retention
· Contribution to portfolio profitability
Capped at £4,000 per year.
