Minor Works Facilities Manager (3‑Month Contract)
Location: Bristol (with travel across Bristol, Salisbury, Swindon and surrounding areas)
Contract Length: Initial 3 months
Start: ASAP
Travel: 3–4 days per week across live NHS sites (mileage reimbursed)
Vehicle: Own vehicle required, insured for business use
About the Role
Due to an increased volume of project work, we are looking for an experienced Minor Works FM to support our team on a short‑term contract basis.
You will be responsible for the day‑to‑day management of a range of minor and quoted works across live NHS healthcare environments. Typical projects include:
Minor refurbishments and redecoration
Power and electrical installations
Flooring refurbishments
LED lighting upgrades
Roofing works
Asbestos removal
General building fabric improvements
This role focuses on managing multiple small‑value FM projects (typically up to £100k), maintaining workflow, and ensuring safety, compliance, and quality across all sites.
Key Responsibilities
* Arrange and coordinate site visits with approved suppliers and contractors.
* Obtain tender quotations and manage procurement for minor works packages.
* Oversee on‑site health and safety, ensuring full compliance at all stages.
* Conduct site walks to identify required remedial or improvement works.
* Attend weekly client meetings to report on progress and discuss new requirements.
* Hold regular progress meetings with subcontractors and suppliers.
* Ensure all works adhere to relevant regulations, including Building Regulations, ACOPs, HTMs, and industry standards.
* Maintain accurate project documentation and update internal systems.
Essential Qualifications & Skills
SMSTS (Site Management Safety Training Scheme) – minimum requirement
Health & Safety certifications, such as:
Asbestos Awareness
Manual Handling
Working at Heights
Strong IT skills and confidence using digital systems
Broad understanding of construction techniques and processes
Working knowledge of:
Building Regulations
ACOPs
HTMs
Other relevant standards and guidance
Some estimating experience (advantageous but not essential)
Ability to work independently across multiple sites
A valid standard DBS check (or willingness to obtain)
Additional Requirements
* Must have own vehicle suitable for business use (business insurance required).
* Willingness to travel across a wide geographical patch (Bristol → Salisbury → Swindon).
* Mileage can be claimed for all business journeys.
