The Building & Construction Project Leader is responsible for overseeing CAPEX projects from initial feasibility through detailed design, delivery, and final handover. This role requires a confident technical leader who excels at coordinating multi‑disciplinary teams, managing complex building services projects, and delivering high‑quality outcomes in operational environments.
Role Overview
The Project Leader manages the full lifecycle of construction and building services projects, ensuring technical excellence, compliance, and strong stakeholder engagement throughout.
Project Leadership & Delivery
Sets up and leads Multi‑Functional Project Teams (MFTs) to deliver projects in line with internal standards and governance requirements.
Guides teams through detailed Building Services design for a wide range of projects, including major plant replacement and refurbishment.
Oversees condition surveys, service delivery audits, and lifecycle planning to support long‑term asset performance.
Ensures technical compliance, safety, and quality through rigorous monitoring, auditing, and validation of work packages and on‑site activities.Technical & Design Responsibilities
Develops comprehensive design briefs and specifications for mechanical, electrical, and building services engineering.
Utilises industry‑standard design and calculation software to support accurate and efficient project delivery.
Produces high‑quality reports, drawings, and specifications that provide clarity and direction for project teams.Stakeholder & Client Engagement
Builds strong working relationships with clients, architects, consultants, and design partners.
Acts as a key liaison across all project stages, ensuring alignment, transparency, and effective communication.
Manages external professional services to ensure performance, value, and adherence to project requirements.Commercial & Strategic Responsibilities
Leads CAPEX business cases from preparation through approval, delivery, and close‑out.
Identifies risks and opportunities early and drives proactive mitigation strategies.
Manages project budgets, external costs, and financial documentation with accuracy and accountability.
Uses digital tools such as SharePoint, MS Project, and G Suite to plan, track, and communicate project progress.Skills & Attributes
The ideal candidate brings a blend of technical expertise, leadership capability, and strong communication skills.
Key Requirements
Proven ability to lead and motivate Multi‑Functional Teams, including external specialists such as contract managers, CDM advisors, and quantity surveyors.
Experience in Capital Investment and FM‑related project management.
ONC/HNC or equivalent qualification in a Building Engineering Services design discipline.
Strong background in refurbishment and building services projects within existing buildings.
Demonstrable experience managing projects from feasibility through design, delivery, and handover.
Ability to translate client briefs into clear scopes for architects, structural engineers, and systems designers.
Solid understanding of mechanical and electrical plant, systems, and equipment across various building types.
Experience working within a consultancy environment.
Professional membership (CIBSE, IMechE, IET) is advantageous.
Strong communication skills and a commitment to safety, security, and ethical compliance.
