Located very close to Victoria Park in Leicester, we are a team of 18 (including accountants and grounds staff), who manage wide ranging portfolios, from small estates to historically significant properties. We pride ourselves on being an inclusive and diverse team and are looking for a Senior Property Manager (Leasehold - Block & Estates) who is MTPI qualified, with an open mind, eye for detail and a good sense of humour
You will be responsible for your own portfolio of residential blocks and estates, but will also oversee the other Property Managers who in total manage 140 sites.

The main systems we use are MRI Qube Property Management, Fixflo and Touchright. Previous experience of these is desirable, but not a necessity. We try and streamline our systems as much as possible so that you can come in and pick it up quickly.
Main duties:
· Liaising with Leaseholders, Freeholders, Boards of Directors and managing expectations of all aspects of block management;
· Dealing with service charge and ground rent collections;
· Drafting annual service charge budgets and forward maintenance plans;
· Enforcing the conditions of the lease/TP1;
· Handling day to day property maintenance issues reported by Leaseholders and Residents, communicating with contractors as necessary;
· Conducting site inspections and creating site reports;
· Obtaining quotations for required works;
· Sourcing contractors for works and issuing invoices;
· Managing the progress of maintenance issues and seeing them through to completion;
· Holding and attending Annual General Meetings;
· Managing all Health and Safety and Fire Risk Assessments;
· Liaising with Chartered Surveyors during any major work projects;
· Managing a small team of Property Managers; and
· Other tasks as required to enable the functioning of the business.
Experience required:
· Previous Property Management experience (minimum 5 years);
· MTPI qualified; and
· Full UK driving licence
This is NOT a lettings position.
We are looking to fill a full time, permanent position, based out of our main office (with some flexibility where required).
