We’re looking for an experienced Maintenance Manager & Compliance Lead to take ownership of a flagship Build to Rent residential development in the heart of Manchester. This is a hands-on leadership role for someone who enjoys being close to the building, understands how things work, and takes pride in running a safe, compliant, and well-maintained site. You’ll balance practical problem-solving with strong organisation, governance, and compliance oversight, playing a key role in residents’ day-to-day experience Location: Manchester Salary: £38,000 per annum Hours: Full-time, site-based What You’ll Be Doing As the site lead for maintenance and compliance, you’ll be responsible for the smooth, safe operation of the building every day. Maintenance & Building Operations Lead and coordinate planned and reactive maintenance across the site Carry out regular inspections, identifying defects, risks, and priorities Support hands-on troubleshooting and on-site problem solving Ensure plant rooms, common areas, and life-safety systems are maintained to a high standard Manage specialist contractors and ensure work is completed safely, on time, and to standard Maintain clear, accurate maintenance records and logs Compliance, Health & Safety Own statutory compliance across the building (fire safety, lifts, water safety, emergency lighting, etc.) Manage testing schedules, documentation, certificates, and audit trails Conduct risk assessments, contractor inductions, and permit-to-work processes Maintain a live site risk register and escalate critical risks appropriately Act as the key contact for audits and inspections Team & Contractor Leadership Line manage and support the on-site maintenance team Allocate workloads, provide guidance, and maintain performance standards Supervise contractors and suppliers, ensuring safe systems of work are followed Act as a key link between maintenance, resident services, and senior management About You This role will suit someone who is: Practical and hands-on, not purely desk-based Highly organised, particularly around compliance and documentation Confident managing contractors and maintenance teams Calm under pressure and comfortable prioritising competing demands Professional, approachable, and solutions-focused What You’ll Bring Essential Minimum 3 years’ experience in maintenance, facilities management, or building services Strong working knowledge of HVAC, electrical, plumbing, and fire safety systems Proven experience managing contractors on a live site Solid understanding of statutory compliance and health & safety requirements NVQ Level 3 (or equivalent) in a relevant trade IOSH Managing Safely (or equivalent) Desirable IWFM Level 3 or higher Why Apply?
