VERTO HR is currently seeking an experienced Caretaker to join a residential development based in Liverpool, WA10.
We are looking for candidates with a background in caretaking, ideally with experience managing snagging issues in a residential building.
Caretaker - 18 Hours per Week
* Schedule: Monday to Saturday, 08:00 - 11:00
* Lunch Break: None
* Bank Holidays: Off on bank holidays
* Annual Salary: £11,428.56
* Hourly Rate: £12.21

Responsibilities & Duties
* Collect loose rubbish from ground areas, paths, and porches.
* Manage rubbish from refuse chutes and prepare bins for collection.
* Check and sweep bin rooms as needed.
* Conduct morning, evening, and periodic building patrols to inspect cleanliness, repairs, and security, including fire escapes. Report defects to the managing agent.
* Ensure external doors, windows, fire exits, plant room doors, and bin store doors are kept closed and locked where appropriate. Unlock bin store doors during refuse collection.
* Inspect and replace light bulbs in common areas.
* Monitor parking, note unauthorized vehicles, and ensure access for emergency vehicles.
* Patrol external areas during dark hours to check for vagrants.
* Maintain a log of faults reported by residents.
* Check and vacuum carpets; keep entrances and staircases clean.
* Inspect common areas for hazards or obstructions and address them appropriately.
* Clean glass and mirrors within lift carriages.
* Keep the Porters desk tidy and dusted.
* Check lift operation and report faults.
* Clean passenger lifts thoroughly.
* Clean entry phone panels and wipe marks from walls in common areas.
* Water plants where applicable.
* Inspect drains and gutters for debris or blockages.
* Check locks on communal doors and gates; report issues to residents if found.
* Sweep external terraces and surrounding areas, including metalwork and louvers.
* Ensure refuse chutes are clear.
* Be courteous and helpful to residents, staff, guests, and contractors.
* Maintain inventory of tools and equipment, ensuring stock is well-organized and not accessible to the public.
* Clear snow and ice from footpaths and steps in adverse weather.
* Perform duties as required by managing agents or the board, demonstrating flexibility.
* Regularly test smoke/fire alarms and emergency lighting.
* Report any unusual damage or security concerns immediately.
* Carry out maintenance tasks and routine painting/decorating as directed.
* Perform light plumbing work, such as bleeding radiators.
