Honeycomb is delighted to be partnering with an established Property Management company to aid in the search for an experienced Property Manager to join their busy Belfast team.

Your Package/Benefits

1. Competitive base salary - £30,000 - £33,000 (dependant on experience)
2. Excellent opportunity to join a successful and growing property company
3. 20 days holiday + 5 statutory days + extra day off for your birthday
4. 0.5 days holiday for each out of hours AGM that takes place
5. Pension scheme
6. Monday to Thursday 9am to 5pm with one hour lunch
Friday 9am to 4:30pm with 30 minutes lunch

Qualifications and Experience

7. Previous experience working within the property sector(desired)
8. Previous experience in a managerial position handling complaint (Essential)

The Role

9. Oversee daily management of the property portfolio, focusing on customer satisfaction.
10. Proactively address customer issues and concerns.
11. Schedule introductory meetings with new proprietors to:
12. Clarify services offered
13. Set and manage expectations.
14. Develop and manage budgets for each property.
15. Engage with Management Company Officers and residents.
16. Attend AGM and other development meetings as required.
17. Liaise with Management Company Officers and proprietors to maintain standards.
18. Familiarise with legal obligations related to the development portfolio.
19. Advise owners of significant expenditures and seek approval from residents.
20. Manage communication (calls, emails, correspondence) in a timely, professional manner.
21. Ensure accurate and timely billing for owners.
22. Adhere to current systems and procedures consistently.
23. Maintain and update customer records.
24. Upload pertinent information to the website
25. Raise job orders for contractors, ensuring compliance with regulations and proper insurance.
26. Maintain accurate and organised files and development records.
27. Manage keys for each development, coordinating contractor access.
28. Supervise contractor relationships to ensure compliance with standards.
29. Collaborate with management to suggest improvements for departmental efficiency.
30. Support department in achieving company objectives.
31. Conduct regular site inspections.
