A major Tier 1 main contractor with a strong track record in delivering complex commercial and mixed-use developments is seeking an experienced Project Manager to lead delivery on a high-profile commercial office scheme in Birmingham. The wider business has a significant forward order book for 2025, with a construction portfolio forecast in the region of £450m, offering long-term opportunity for the right individual.
About the Project
This role will take ownership of a flagship retained façade commercial office development in Birmingham, comprising 15 and 7-storey buildings. The scheme includes a combination of new construction and retained structural elements, extensive internal reconfiguration, and full CAT A fit-out. A specialist building services delivery partner will support the M&E package, but this role is focused on a 360° management approach across both the internal and external elements of the build.
About the Role
As Project Manager, you will be responsible for the safe, efficient, and high-quality delivery of the project from pre-construction through to completion. You will lead the site team, manage key subcontractor interfaces, and maintain full oversight of programme, budget, quality, and stakeholder engagement. Your focus will include internal finishes, façade integration, CAT A fit-out coordination, and ensuring seamless programme delivery across all workstreams.
Key Responsibilities
1. Lead day-to-day management of the project, ensuring safe and compliant delivery
2. Drive the programme for internal works, façade elements, and CAT A fit-out
3. Develop and manage project sequencing, logistics planning, and phasing
4. Chair progress meetings, design workshops, and coordination sessions
5. Manage subcontractor performance across structural, architectural, and finishing packages
6. Review and challenge design to ensure buildability, compliance, and value engineering opportunities
7. Maintain commercial awareness, change control, and cost management
8. Ensure delivery against quality standards, particularly around internal finishes and CAT A requirements
9. Lead project reporting, risk management, and progress updates to senior leadership
10. Manage client relationships and stakeholder engagement through all stages
11. Oversee testing, completion, handover, and defects management
Experience Required
12. Proven experience as a Project Manager for a main contractor
13. Track record of delivering multi-storey commercial office projects
14. Strong experience managing CAT A fit-out and internal finishing packages
15. Understanding of façade retention and integration
16. Experience overseeing full project delivery, including externals and internals
17. Strong leadership, communication, and stakeholder management skills
18. Ability to drive programme certainty and maintain quality under demanding timelines
