About AHC Group
AHC Group is an affordable housing platform operating across the South East and South West of England. We are a Registered Social Landlord and hold Homes England Investment Partner status, with over 550 homes delivered across six communities and approximately 1,000 residents.
The group has three parts. AHC Housing Association is the established core — a for-profit Registered Social Landlord with a growing development pipeline. Built out of that foundation are two ventures in active development: a construction supply chain platform that strips out main contractor margin and puts SME trades at the centre, and a later-life consumer platform spanning shared ownership, rental, and a broader membership proposition covering health, financial wellbeing and cost of living. A separate brand serves first-time buyers through the same affordable housing framework.
Our five-year target is 5,000 homes, achieved primarily by extending the platform to third-party land owners and developers. Our immediate goal is 500 housing starts by end of 2027, growing to 1,000 per year thereafter. The Head of Finance sits at the centre of that ambition.

The Opportunity
You will come in and immediately lead a small finance team, with the opportunity to build that team around you as we scale. This is a hands-on Head of Finance role across a complex, multi-entity business — from management accounts and Homes England grant compliance to development appraisals, lender relationships, and investment structuring.
This is not a reporting role. It is a commercial, operational and strategic position at the heart of a scaling platform. You will work directly alongside the CEO, supported by a 25-person team, a dedicated Head of Compliance, and in-house legal counsel.
You will also be expected to automate, systemise and improve every process you touch — working alongside our in-house data and technology specialist. We are an AI-forward business, and our finance function needs to reflect that.
This Role Is Not For Everyone

Key Responsibilities
* Full group financial management, reporting and statutory compliance across all AHC Group entities
* Homes England grant funding assessments, drawdowns and financial returns
* Development appraisals, cash flow modelling and viability assessments across the live pipeline
* Financial structure and project-level reporting for incubation-stage ventures as they launch and grow
* Lender relationships, loan facility management and investment structuring — including development loans and long-term indexed facilities
* Treasury management and working capital planning
* Board reporting, KPI dashboards and investor-ready financial narratives
* IR35-compliant contractor and team cost structures
* Tax management and efficiency — building in-house capability, reducing reliance on external advisors
* Finance function automation — overseeing delivery alongside our in-house data and technology specialist
About You
* ACA or ACCA qualified with meaningful post-qualification experience
* Background in property, development, housing finance or a fast-moving SME environment
* Strong financial modelling skills, including building models from scratch
* Solid understanding of development economics, viability appraisal and affordable housing finance
* Experience with multi-entity or complex group structures
* Confident engaging with lenders, Homes England and senior commercial stakeholders
* Entrepreneurial — you fix problems, you don't escalate them
* Genuine interest in AI, automation and systems improvement
* Ambitious in the real sense: you want to build equity, not just a CV
What Success Looks Like
Within your first year, you will have brought rigour and clarity to the finance function across all entities, supported the financial delivery of our 500-home target, established the reporting and compliance framework for the construction supply chain pilot, and begun building the automation infrastructure that a platform targeting 1,000 homes per year requires.
