Section 20 Consultation Officer Location: Central London– Hybrid (2 days office / 3 days home)
Rate: £27.23 per hour (Umbrella)
Contract: 3 months ongoing
Hours: 36 hours per week
Key Responsibilities
1. Manage end-to-end Section 20 and Section 20B consultation processes for allocated schemes and contracts
2. Calculate and issue Section 20B Notices within statutory timeframes to maximise income
3. Provide Section 20 advice and support to Property Management, Managing Agent Relationship teams, and other stakeholders
4. Attend resident and stakeholder meetings related to consultation and delivery of works
5. Respond to leaseholder, solicitor, and resale enquiries relating to consultation and invoicing
6. Liaise with internal departments, auditors, regulators, and external stakeholders to support accurate financial accounting
7. Support the preparation of management information, performance reports, and service charge data
8. Collate and calculate financial records for major works and service charge demands
9. Prepare responses to complaints and enquiries from MPs, Members, Housing Ombudsman, and other bodies
10. Support S20 dispensation applications and attend court or First Tier Tribunal (Property Chamber) hearings where required
About You
11. Strong knowledge of service charge and major works legislation
12. Detailed understanding of Section 20 and Section 20B consultation requirements
13. Knowledge of the Landlord and Tenant Acts, statutory instruments, and regulations
14. Experience of major works calculations and property/service charge accounting
15. Excellent customer service and communication skills (written and verbal)
16. Confident handling leaseholder queries and complaints
17. Strong organisational skills with the ability to manage competing deadlines
18. Good working knowledge of MS Office and property/CRM systems
19. Able to quickly learn and adapt to new IT systems
