Role Summary
Roles & Responsibilities
As a Trainee Asset Manager at CERT property you will be responsible for managing properties across a Residential portfolio. You should have exceptional written and verbal communication skills, and demonstrate exceptional customer service levels. Driven by a passion to succeed and over achieve, problem solving, prioritisation and critical thinking are integral to this role. Our properties should showcase the vision and value of our brand and our asset managers epitomise these values, managing through creative and strategic thinking alongside efficient operational and financial performance management
Customer Service
Achieve consistently high levels of satisfaction from occupiers and promptly respond to their service requirements
Ensure effective and regular communication with occupiers and maintaining excellent quality customer service
Dealing with all queries within each property in a timely manner
Follow up letting enquiries, taking a proactive approach in ensuring that each property is fully occupied
Accompany viewings with prospective occupiers and conduct appropriate follow up communication
Including those which come in via telephone and email
Coordinate incoming and outgoing occupiers
Ensure that all necessary tasks have been completed
Commerciality
Preparation of target rents based on analysis of the market
Ownership and delivery of viewings, lettings and property management.
Abides by the company procedure and protocol, suggesting and executing improvements when necessary to maximise efficiencies
Working alongside the marketing team to generate lettings enquiries
Operations
Ensure property compliance with all relevant health, safety and environmental legislation
Plan, schedule and monitor compliance works (e.g. compliance related activities around; fire risk assessments, fire alarms, emergency lighting, lifts, door entry etc) efficiently and effectively ensuring that all required policies, processes and procedures are adhered to.
Fosters and maintains positive Landlord, tenant and supplier relationships
Achieve deadlines, ensuring that you meet all KPIs and SLAs
Ensure processes are followed so that new properties/schemes or contracts are added onto databases
Monitor documentation from operatives and contractors ensuring that our high compliance standards are adhered to.
Maximising Profitability
Working alongside the Accounts team to ensure correct and timely rental payment and up to date records are maintained
Management of Tenant credit control
Strategic planning to identify long term revenue opportunities
Identifying increased revenue opportunities through rent reviews, add on services and external events
