Quantity Surveyor A regional house builder have a requirement for a Quantity Surveyor to join their commercial team based in Preston. Th company build a range of high quality homes built to modern lifestyles in highly sought after locations in the Lancashire region Reporting to the Commercial Director you will be responsible for Actively manage build and infrastructure costs, cash flows, cost movements and variations and budgeted financial information at site and plot level as per company policies and processes. Procure all subcontract trades and materials, including sourcing and negotiation of contracts, collaborating with other internal departments, and in accordance with the company policies and procedures, ensuring resources are available to achieve build and quality targets and that best value is obtained, to include for; Assembling and issuing the tender pack which complies with company commercial procedure. Proper and thorough analysis of all returned tenders and issuing of tender analysis approval forms to be completed in accordance with the company commercial procedure. Convene and attend sub-contractor pre-start meetings and issuing meeting minutes to be incorporated into the sub-contract orders. Scheduling / preparing bills for material procurement and negotiating with material suppliers and placing orders with internal teams in accordance with company commercial procedure. Processing and valuing of all sub-contract accounts including timely issuing of any required pay-less notices and payment advice. Preparing and negotiating the final account of all subcontract trades to the best possible commercial outcome for the company. Provide detailed CVR reports on a development by development and cost item basis in accordance with the company's commercial procedure and timetable. Analyse all costs and projected final account movements in period and provide advice and guidance on how build management can take advantage of cost reduction opportunities and mitigate and/or recover cost overruns. Assessment, costing and correct placement of customer extras. Attend all internal project & team meetings General office administration Skills & Experience required You will be an established Quantity Surveyor and have the experience required of the role with a HND, BSc in Quantity Surveying and hold a current CSCS card, you will have demonstrable knowledge of construction techniques and processes within the residential new build environment, with excellent communication, IT, and time management skills you will form part of dynamic small team.
