This is an exciting opportunity to join VIVID as their Director of Property Services. This is a new post reporting to the Chief Operating Officer, the successful candidate will be responsible for the successful delivery of property services functions across responsive repairs, voids, caretaking and estate management, M&E, and property compliance (except for fire).
The role will lead a large workforce including an in-house DLO operation and oversee the effective supply chain management of a range of contracts.

The successful Director of Property Services will be unashamedly customer centric and commercially driven with a strong grasp on the utilisation of data to make business-critical decisions, informed by effective risk management.
Some responsibilities include:
* To lead the service strategy, standards and ambitions, and agree the targets for VIVID’s Property Services teams- ensuring agreed performance is met.
* Have effective maintenance and estate management operations which, is informed by the customer voice, and balances customer service outcomes with being cost effective.
* Ensure there is a continuous drive to improve our maintenance and estate services.
* Our compliance obligations for our properties have robust mechanisms to fulfil legislations, the expectations of the Regulator of Social housing and Best Practice.
* Lead responsibility for customer safety which includes of asbestos, water hygiene, gas, electrics, lifts, CO2, smoke detection, damp, and mould.
* Create a performance culture that drives an excellent customer experience, highly motivated colleagues and a continuous improvement approach to drive effectiveness and efficiency.
* Constantly looking to improve performance through effective management of systems and processes.
* Ensure that all services provided meet regulatory, legal, audit and best practice standards and requirements.
* Recruit, lead, supervise, motivate and manage the team so that the service is delivered in line with VIVID’s culture, business plan and performance requirements
VIVID is looking to appoint a senior leader who has the following attributes:
* A proven record of managing large property services functions.
* Demonstrable experience leading a large workforce including an in-house DLO operation and overseeing the effective supply chain management of a range of contracts.
* A sound understanding of and experience held in a high level role within the social housing environment, including regulation and emerging government policy.
* Excellent commercial skills thus balancing risk, operational performance, external factors, and budgetary pressures to deliver successful outcomes.
* Track record of service delivery in a customer centric business.
* Proven experience of continuous improvement and transforming service.
* A strategic thinker with the ability to see the ‘wider picture’ and create strategy accordingly.
* Vibrant and effective leadership skills gained through qualification and experience.
* Experience of leading major organisational-wide change projects.
* The ability to work to tight deadlines and motivate teams to do the same.
