Location: SERC Lisburn College

Hours Per Week: Wednesday - Friday (24hrs) onWednesday 07:30am to 16:30pm, Thursday 13:30pm to 22:30pm, Friday Week 1 07:30am to 16:30pm, Week 2 09:30am to 18:3pm

Job Type: Permanent / Full Time

The Caretaker will be responsible for :

SECURITY

1. Be responsible for securing premises including ensuring all windows are closed, doors & gates, both internal & external are locked at the end of each day
2. Open & close the premises & grounds, except in circumstances where the Facilities Manager or other Authorised Person authorises another person to do so
3. Control and monitor access and departures of staff/deliveries/visitors to College car parks.
4. Safe custody of keys of the premises, the allocation of keys to staff (where approved by the Facilities Manager)
5. Operate fire alarm, intruder alarm & building security systems & report any faults to the Facilities Manager or Helpdesk
6. Attend after-hour alarm callouts, & where appropriate ensure that the premises are secure and cleaned at the earliest opportunity when clearance has been given and any unauthorised entry or damage is reported to the FM or other Authorised Person
7. During normal working hours report any suspicious activity or breach of security immediately to the Facilities Manager or Helpdesk
8. Any breach of security must be reported to the FM or Helpdesk
9. Apply grit/rock salt in times of snow & frost to ensure pathways & entrance are free from snow & ice

MECHANICAL & ELECTRICAL SERVICES

10. Efficient operation of the premises boilers/heating system as required by the Facilities Manager in accordance with the Client’s energy efficiency policy
11. Replace lamps, tubs & plugs to a level of 3.35m using appropriate equipment, except where access from above can be gained
12. Carry out regular inspections as defined by FM to firefighting equipment & report any defects to the Facilities Manager or other authorised person
13. Monitor & document usage of fuel, water & electricity

PORTERAGE

14. Receipt, distribution & transport of all stores, materials & other goods as required
15. Prepare rooms as per room bookings, special events and examinations etc. & any other purpose as required
16. Despatch goods and other materials from the building
17. Transport all refuse bins to and from their collection point

CLEANING

18. Ensure that all hard surfaces & paths & ornamental grounds around the premises are clean, tidy & free of litter.Litter to be cleaned on a daily basis
19. Ensure that all external surfaces drains & gullies & kitchen grease-traps within the building complex are free flowing & clean by removing obstructions
20. Assist the FM to plan periodic work in consultation with service users
21. Assist the FM in the implementation of changes in work procedures to improve economy, standards or ease of operation
22. Monitor suitability and performance of material and light equipment and advise the FM where these are inappropriate for the task
23. Ensure that bins within the building complex are washed and cleaned
24. Empty on a daily basis litter bins within the building complex
25. Replenish toilet rolls, soaps, paper towels and other requisites required throughout the working day
26. Clean external signs, lights covers, and notices up to 3.35m
27. Clean non-electrical fittings on all portable hearing and ventilation equipment
28. Assist the FM on the requisition requirements
29. Prepare the college for after-Institute activities, clean and prepare the college for its normal use
30. Direct and clean all internal fixed glass surfaces up to 3.35 metres using the appropriate equipment provided to ensure safe working conditions
31. Ensure that all defects in equipment used by the Caretaking staff are reported to the Facilities Manager
32. Ensure that cleaning standards within the building meet Graham FM standards. Where appropriate assist the FM with complaints in respect of the cleaning provision
33. Ensure that service requests issued by FM or Client are addressed and completed

HANDYPERSON DUTIES

34. Carry out handyperson duties within the competence of the post-holder
35. Assist with maintenance duties, e.g., painting, shelving, signs, replacing locks & small alterations, etc.

GENERAL CONDITIONS

36. Prepare the premises for normal day & evening activities including the inspection of furniture to ensure student safety
37. The post holder will be required to assist in the evacuation of the building in the event of a fire drill or an actual emergency by acting in the capacity of Fire Warden or Fire Marshall
38. All duties must be carried out to comply with:
39. The H&S At Work (NI)Order ;
40. Acts of Parliament, Statutory Instruments & Regulations & other legal requirements;
41. COSHH Regulations & all relevant Codes of Practice

ADMINISTRATION

42. Provide the Facilities Manager with timely reports on any defects in the premises externally & internally
43. Prepare reports on any defects in the premises externally and internally
44. Complete all paperwork/documentation associated with the post including timesheets, written reports and monitoring reports when required
45. Provide records of consumable stocks

TRAINING

46. Caretakers will be required to attend appropriate training to facilitate the effective undertaking of duties commensurate with their grade

MISCELLANEOUS

47. The post holder will be required to undertake any other duties falling within the purview of the grade as required by the Facilities Manager or other Senior Manager
48. The person appointed will be required to undertake evening duties & work at other sites to meet the needs of the Company
49. The post holder will be required to work outside of normal workings hours
50. The Company will provide a uniform which must be worn at all times whilst on duty
51. Protective clothing will be provided by the Company & must be worn appropriate to the task being carried out

About You

Essential Criteria

52. Demonstrate previous experience in a similar role
53. Practical experience of basic maintenance in any of the following areas, building, joinery, mechanical/electrical maintenance, grounds maintenance
54. Understanding of basic repair/maintenance issues
55. Current UK Driving License
56. Ability to communicate effectively and prioritise workloads
57. Able to attend key holding callouts and work outside normal working hours, when required

Desirable Criteria

58. Previous experience in a similar educational environment
59. Possess handyperson skills
60. H&S and BICSc qualifications
