* To daily check the Maintenance Book and ensure that repairs are carried out in good time and to satisfactory standard.
* To carry out a weekly check on individual Fire Call buttons.
* To carry out a monthly check on all fire fighting equipment and other fire safety precautions.
* To ensure all floor coverings are safe and advise accordingly if replacement needed.
* To ensure all light fixtures, switches and power sockets are in good repair.
* To ensue that all communal bathrooms, toilets and en-suites are in good order and toilet seats are secure.
* To ensue that all door closers and hinges are regularly oiled and in proper working order.
* To ensue that all furniture is safe and in good repair and all free standing wardrobes are fixed to a wall.
* To ensure that the heating system is efficient and all radiators have LST guards.
* To ensure vacuum cleaners, wheel chairs and other mechanical aids are regularly services.
* To undertake reasonable repairs and maintenance to the fabric of the building and grounds.
* To maintain a stock of replacement parts where necessary and advise owners of shortages.
* To keep necessary written maintenance schedules to ensure work is carried out in a systematic way.
* To undertake when necessary cleaning tasks designated by the owners.
* To dispose of rubbish/debris using the home's pick up truck.
* To maintain records of the home's safety audit at quarterly intervals.
The work of the maintenance person calls upon initiative and observation of things that are
a) About to break, malfunction, wear out etc.
b) Have broken, malfunctioned, worn out.
If a job isn't written down in any maintenance book that doesn't mean there are no jobs to be done.
