Maintenance Officer
Location: Lisburn
Hours: 37 per week, Monday–Friday, 9am–5pm
Salary: £16.37 per hour
About the Role
We are seeking an experienced Maintenance Officer to join our Lisburn & Castlereagh Area Team. In this frontline technical role, you will carry out inspections of Housing Executive homes and properties, ensuring repairs are completed to a high standard and that tenants receive an excellent customer experience.
You will play a vital part in maintaining safe, high-quality housing by assessing repairs, authorising works, monitoring contractor performance, and ensuring value for money. This role also supports change-of-tenancy works, minor adaptations, and planned maintenance programmes.
Key Responsibilities
1. Inspect domestic and commercial properties pre- and post‑repair, including fire/flood damage and void properties.
2. Ensure repair works meet required standards and authorise payments within delegated limits.
3. Carry out ad‑hoc technical inspections and arrange specialist referrals when required.
4. Respond to PSNI forced-entry reports and raise securing works as needed.
5. Liaise closely with contractors, administrative teams, and technical specialists to meet KPIs.
6. Highlight deficiencies in service delivery and follow up with contractors or managers.
7. Provide tenants with updates and advice on repairs and maintenance responsibilities.
8. Work with Customer Service staff to manage repair requests and queries.
9. Support Patch Managers in identifying and recovering repair-related costs.
10. Conduct Public Liability Insurance (PLIC) inspections and prepare associated reports.
11. Assist with planned maintenance schemes and minor property adaptations working alongside Occupational Therapists.
Essential Requirements
12. At least 4 years’ relevant experience in social housing maintenance.
13. Level 3 qualification in a construction-related trade.
14. Strong technical knowledge with practical experience.
15. Excellent communication and customer service skills.
16. Ability to work effectively with contractors and internal staff.
17. Competent IT skills (Intermediate level).
18. A strong team player with accurate record‑keeping skills.
19. Basic Access NI check required.
