We have a fantastic opportunity for a Senior Quantity Surveyor to join our team at our site in Plymouth. As our Senior Quantity Surveyor, you will be responsible for managing all costs relating to new build residential developments. Your focus is to minimise the costs of a project and enhance value for money, whilst still achieving the required standards and quality.
Your new role
1. Maintain a record of current build costs & rates and liaise with the Senior Estimator to ensure all records are current.
2. Attend specification meetings to confirm site specific specification requirements from Sales and the latest applicable build regulations.
3. Attend the site pre-start meeting to receive construction issue drawings and determine build and sales strategy.
4. Receive tenders and qualify.
5. pile analysis sheet for each tradeparing tender levels with CV1/CV2 estimates and latest management plan.
6. Obtain authorisation to ‘let’ all sub-contract orders valued over thresholds as noted inmercial Best Practice Manual.
7. Place and issue sub-contract orders in accordance with Group Policy andmercial Best Practice to budget and within programme requirements.
8. Attend and minute all sub-contract order adjudication meetings.
9. Liaise with build department on sub-contractors’ performance andpliance with order conditions.
10. Ability to deal withplex consortium sites and attend relevant meetings.
11. Attend and project team meetings as required.
12. Set up and regularly review with the site management team the PPQA tick sheet to facilitate sub-contract contract work payment.
13. To liaise withpany management and provide all necessary forecast and site budget information to meet the business’s reporting requirements.
14. Attend a monthly cost valuation meeting.
15. Control and report post contract cost movements per development every month.
16. Update CV1 and CV2 site specific reports and provide details of all “unscheduled” and “scheduled” order revisions Site Instructions and site purchase orders.
17. To provide such monthly reporting as required by themercial Manager.
18. Review professional fee provisions and statutory service cost, and credits, with the technical department.
19. Ensure invoices/applications for payments are processed in accordance with Bovis Homes Standard Terms and Conditions of Contract.
20. Maintain a half yearly site reserve list.
21. Issue Payment Withhold Notices, where a contractor application, or part thereof, is in dispute in accordance with Construction Act.
22. Immediately advise management of notification of impending claim or legal action arising from a disputed claim or payment from a Sub-Contractor/service provider.
23. Where necessary, determine a sub-contract order in accordance with Standard Terms and Conditions of Employment and liaise with Build Department in this respect.
24. Diligently use the Bovis Homes construction system to manage site project administration, including orders, variations, valuations, etc.
25. Assist in the regular review of materials on-site and material valuations.
26. Agree and process all sales variation requests, including works to show homes, stock plots and sales incentive works in accordance with group procedures.
27. Properly categorise on the construction system “unscheduled” and “scheduled” order amendments.
28. Settle all variation invoices/applications for payment in accordance with Bovis Homes Standard Terms and Conditions of Contract.
29. Process groundwork’s payments/applications for payment using the Bovis Homes AGA payment system as outlined inmercial Best Practice Manual.
30. Ensure the collection of retention against all sub-contract orders in accordance with Group Policy.
Manage and certify retention releases onpletion of the development.
31. Maintain final account schedule.
32. Maintainpleted development provision on CV1.
33. Maintain CV2 reserves as part of the ‘Old Site Reserve’ central file.
34. Liaise with the technical department to secure site adoptions and tender, let and administer maintenance orders, as required.
35. Assist themercial Director / Manager to ensure:
36. correct financial controls of sites is maintained at all times.
37. all sub-contract payments are recorded and processed through the surveyors and payments clerks in accordance with the general terms and conditions of purchase orders.
38. Inform the management team of any abnormal cost or circumstances which will have a significant effect on cost or have long term cost implications.
What you'll need to succeed

40. HNC / HND in Surveying or equivalent
41. Proven experience as a PQS / SQS /mercial lead working within a residential house builder (dependent on position level)
42. Experience maybe gained from a similar position or promotion
43. A good understanding or building regulations and legal obligations
44. A good knowledge or construction methods and materials
45. Strong mathematical and IT ability
46. Ability to assess and analyse information
47. Good business sense
48. Good understanding of budget management
49. Negotiating and networking skills
