Position: Assistant Property Manager
Reports To: Property Manager
Hours: 40/week
Position Summary:
Works with the Property Manager (PM) assisting in the management of a property (or group of properties) in accordance with the terms of the property’s management agreement. Demonstrate regular use of judgment and discretion to solve problems and/or resolve issues, serve as tenant liaison in the building(s), and maintain a high level of tenant satisfaction. Scope of authority and duties are dependent on the type, size, and complexity of the building(s) managed.
Responsibilities
* Ensure compliance with Property Management Policies and Procedures, contractual obligations and standards, codes, regulations, and governmental agency directives
* Coordinate tenant move-in and move-out, including furniture delivery and pick up
* Coordinate tenant requests for above standard work. Obtain estimate, provide proposal, release work, and invoice tenant for such work
* Bid, negotiate, and manage conformity with vendor contracts in accordance with C&W’s contract requirements or client requirements
* Recommend and/or approves alterations, maintenance, and recondition as necessary
* Provide and foster positive relationships with tenants, external clients, and internal clients
* Supports all property leasing in collaboration with leasing team as needed and property manager
Qualifications
* Degree in Business Administration or related discipline preferred
* 2+ years of real estate property management or related experience
* CPM, RPA, RAM or CSM is a plus
* Experience using a work order system preferred
* Knowledge of finance and building operations
* Ability to analyze, prioritize and delegate
* Ability to effectively collaborate with team of professionals, including vendors, clients, maintenance staff, etc.
* Advanced knowledge of Microsoft Office Suite
* Experience using Yardi is a plus
* This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Physical Requirements
* Frequently operates a computer and other standard office equipment.
* Regularly moves about the workplace, including traveling between floors.
* Able to remain in a stationary position (sitting or standing) for approximately 85% of the time.
* Frequently extends hands and arms in various directions to complete tasks.
* May be required to travel outdoors between buildings in varying weather conditions.
