Pub Overview The Fairy Falls is a popular community pub located in the village of Trefriw, on the edge of Snowdonia National Park. The village is well known for its woollen mills and spring water spa as well as being a popular starting point for walks in Snowdonia. The Fairy Falls is popular with visitors to the area during the warmer months, but also well supported by a core of locals year round and is the heart of the community. Trade is made up of both drinks and food sales and it should cater for various clientele across a number of different occasions, especially with the introduction of an enhanced drinks offer including craft beer and premium spirits. The pub benefits from a good location on the main road through the village and is surrounded by houses which provides a large potential customer base. A well thought out ‘rhythm of the week’ entertainment programme including quiz nights, live music and charity events and the introduction of pool and darts teams would help boost mid-week trade. Entrance is into the main trading area, with the bar to the left hand side. This space is very well zoned into clear drinking, dining and sports areas with a variety of fixed and loose seating. To the back of the bar is a slightly raised level which houses the pool table and darts throw. Downstairs is a recently refurbished large Sports Bar, perfect for watching the big match with groups of friends. The well-equipped catering kitchen is also located downstairs. The Fairy Falls benefits from 6 well maintained letting bedrooms which are detached from the pub. Externally there is a reasonably sized car park and extra space that is regularly used to house a marquee which further extends the trading area. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms. The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
