The role
To ensure management of the M&E installations on site to meet the programmed ORPC and working programme dates are achieved for individual plots and the block as a whole. It is the Senior M&E Manager’s role to provide specific and detailed knowledge of specialist installations on all stages of the project, from design and planning, through to construction, commissioning and handover.
Performance to Programme
* The Senior M&E Manager will ensure that systems are installed correctly, to a high standard, and are fully compliant with all British Standards and regulations.
* Provide specialist advice to the other members of the production team when necessary.
* Manage the M&E contractors and subcontractors, report daily on the performance and labour levels, and identify any shortfalls or lack of labour.
* Identify as early as possible any lack of information and achieve resolution.
* Have a clear understanding of the construction process and the sequencing of all trades.
Quality Control
* Ensure all works are constructed to the highest standard of quality and to St George requirements, paying attention to detail and assessing the quality of work at all stages to ensure contractors and suppliers can achieve the specified standards.
* Inspect works as they progress, recording results using specific St George quality stage checklists on Fieldview and issuing remedial notices where necessary.
* Attend any training sessions for staff on site.
* Stay aware of all relevant product information, building regulations and changes in specific M&E installations to ensure compliance.
* Ensure M&E installations coordinate effectively with the rest of the building and are installed so as not to adversely affect any other part.
Trade Experience:
* Mechanical – Knowledge of residential mechanical services including SVPs, RWPs, hot and cold water systems, mechanical ventilation with heat recovery, air conditioning and VRF systems, gas installations, district heating and communal boiler houses.
* Electrical – Knowledge of residential electrical systems including HV sub‑stations, LV distribution, building earthing and containment, rising and sub‑main installations, apartment wiring, IRS systems, door‑entry systems, AV and home automation.
* Drywall – Good working understanding of drywall interactions and impacts of M&E installation.
Health and Safety
* Ensure all building operations are carried out safely and in compliance with all relevant regulations.
* Ensure contractors provide Risk Assessments, and conduct checks to confirm compliance on site.
* Provide specialist M&E knowledge and advice to the Health and Safety team. The M&E manager may be a specific duty holder on site for these risks.
* Identify and manage specific M&E Health and Safety risks not visible to untrained persons.
Site Presentations
* Maintain site presentation to St George standards to maximise sales potential.
* Ensure site presentation and appearance, areas/dates are achieved.
* Inspect the site daily and remedy matters within an agreed timescale.
Experience required
* Demonstrated experience managing technical processes and procedures.
* Working knowledge of mechanical and electrical systems, including design, coordination and installation.
* Experience coordinating, managing and providing technical guidance to developments and associated non‑residential projects.
* Knowledge of contract management.
* Knowledge of utility company procedures, licences and legislative framework.
* Strong knowledge of temporary services management on live construction sites.
* Familiarity with water and electrical management plans.
Required Certifications:
* CSCS Card.
* SMSTS.
