Repairs and Maintenance Team Leader needed in Loughborough Paying £25 per hr ref OR101898
Full time hours on a temporary basis
Key Responsibilities
* Property Inspection & Diagnosis
o Undertake detailed inspections of properties to investigate damp, mould, condensation, and water ingress
o Identify root causes, including structural defects, ventilation issues, heating performance, and environmental factors
o Assess risks using the Housing Health and Safety Rating System (HHSRS), with a focus on vulnerable residents
* Remedial Works & Specifications
o Specify appropriate remedial works including:
+ Damp-proofing treatments
+ Ventilation and insulation improvements
+ Structural repairs and mould treatments
o Prepare schedules of work, technical specifications, and cost estimates
o Ensure all works comply with Building Regulations, housing standards, and policies
* Tenant & Stakeholder Engagement
o Communicate clearly and sensitively with residents, explaining findings and solutions
o Provide expert advice to internal teams (Housing, Repairs, Complaints, Environmental Health)
o Support early intervention strategies to prevent recurring issues
* Compliance, Quality & Assurance
o Ensure compliance with the Housing Act, HHSRS, and all relevant legislation
o Monitor works in progress and conduct post-inspections to ensure quality and value for money
o Contribute to complaints, Ombudsman cases, and disrepair claims
* Records & Continuous Improvement
o Maintain accurate inspection records, reports, and photographic evidence
o Identify trends across the housing stock and contribute to service improvements
o Support the development of damp and mould policies and best practice
