A great opportunity to take on a visible, hands‑on Building Manager role within a large, high‑quality commercial office building in central Birmingham. This 320,000 sq ft multi‑let asset welcomes up to 3,000 people daily and offers extensive on‑site amenities including a gym, restaurant, wellbeing facilities and parking. The building is directly owned by a major real estate investor, with a strong focus on service excellence, compliance, and tenant experience.
The Role
The Building Manager will act as the on‑site operational lead, ensuring the building runs smoothly day‑to‑day and delivers a consistently high standard of service to its occupiers. This is a visible, tenant‑facing position requiring confidence, organisation, and the ability to manage multiple service partners.
Key responsibilities include:
* Leading daily building operations across a multi‑let commercial environment
* Managing soft services delivery including reception, security, cleaning and waste
* Building strong relationships with occupiers and leading regular tenant meetings
* Overseeing contractor performance and ensuring service excellence
* Supporting planned and reactive maintenance activities in partnership with the Hard FM Manager
* Managing and reporting against a substantial service charge budget
* Ensuring full compliance with health & safety requirements and building regulations
* Maintaining high standards of building presentation and customer service
* Using CAFM systems for reporting, compliance tracking and performance monitoring
What We’re Looking For
* IOSH Managing Safely (ESSENTIAL)
* Support service charge budgeting and cost control (ESSENTIAL)
* Experience in a Building Manager or Facilities Manager role within commercial property
* Strong tenant‑facing communication skills and confidence handling challenging conversations
* Proven ability to manage contractors and service partners effectively
* Solid understanding of building operations and compliance requirements
* Experience with CAFM systems
