Job Description
Join a rapidly growing property company at the forefront of the real estate market. The Senior Building Surveyor will work as part of a team, under the direction of the Building Surveying Directors, delivering core services primarily within the residential market. This role requires a proactive and driven professional who will apply their expertise across a variety of surveying disciplines while developing strong client relationships.
Key Responsibilities
* Providing advice on building defects across the full range of property types and ages
* Preparing Preventative Planned Maintenance Reports and budget costs; advising clients on planned maintenance matters
* Preconstruction information pack review and oversee RAMS review for project works under management and services installations
* Acting as Project Manager/Contract Administrator on projects (£50k to £3m+); may work alone or lead a professional team
* Where appropriate, act as Principal Designer, including preparing PCI packs, reviewing CPPs and health & safety files
* Undertaking Building Reinstatement Cost Assessments
* Completing pre-acquisition surveys on commercial, retail, industrial and residential premises
* Completing Building Height Surveys and Structural Appraisals for Building Safety Reports (Building Safety Act 2022)
* Preparing Schedules of Dilapidations and negotiating claims; providing general advice to Landlords and Tenants
* Providing Party Wall advice to Building and Adjoining Owners (desirable but not essential)
* Monitoring development or project works on behalf of Landlords, funders or other parties
* Support company initiatives; lead where required, including business development, service improvements, CPDs and training, and mentoring of junior staff and APC candidates
Qualifications and Skills
* Detailed knowledge of construction, building pathology and relevant legislation including fire-related legislation
* Ability to maintain and build client relationships
* Experience managing a team or aspiration to move into management
* Ability to manage own workload and utilise team support
* Excellent report writing skills
* Confident, professional communication with clients, property managers, colleagues and contractors
* Strong organisational and time-management skills
* Self-starter, able to work remotely and independently
* IT literacy (MS Office: Word, Excel, Outlook)
* Strong verbal and written communication, including spelling and grammar
* Team player with a professional, customer-facing manner and commitment to excellent service
* Valid clean UK Driving License
* AutoCAD ability is desirable
Qualifications
* MRICS qualified with a minimum of 2+ years PQE
* Building Surveying Graduate from a UK institution with an RICS-accredited BSc (minimum grade 2:2)
