B2B Marketing Manager (Client Growth and M&A) - PropTech Start-up
London or Birmingham / Hybrid
To £90k + performance bonus + share options
This is the UK's first AI-enabled roll-up of property service companies. Backed by leading VCs and founded by the team behind one of the UK's largest digital property managers, the business acquires excellent owner-operated companies and transforms them into a modern, technology-enabled group using AI.
The first wave of acquisitions is complete, multiple integrations are live, and the pipeline contains dozens more. Growth here happens on two fronts at once: winning new block management mandates for the operating companies, and acquiring more businesses to grow the group. This role owns marketing across both.
THE ROLE
This is a rare dual-track marketing role - and one that doesn't exist anywhere else quite like this. You'll own client lead generation across a portfolio of block management businesses and M&A pipeline marketing aimed at owners who may want to sell - running both simultaneously from day one.
You'll own the full stack end to end: strategy, copy, creative, build, launch, measurement, iteration. Monday is a Google Ads campaign. Tuesday is a direct mail brief. Wednesday is a landing page built with AI. This is not a role with a team to delegate to. It's a role for someone who wants to do the work, move quickly, and see the direct line between their campaigns and pipeline.
WHAT YOU'LL BE DOING
Client Lead Generation
– Plan, launch and optimise paid acquisition campaigns across relevant channels
– Build high-converting landing pages tailored to each operating company brand and buyer persona - RMC directors, freeholders, developers, RTM groups
– Run continuous experimentation on creative, copy, targeting and funnel mechanics
– Own SEO and content fundamentals across operating company websites
– Build email nurture journeys for prospects not yet ready to switch managing agent
– Set up clean tracking and reporting so everyone knows which campaigns are producing instructions
M&A Pipeline Marketing
– Build and run multi-channel campaigns aimed at owners of UK block management businesses — making Levels the natural call when they consider selling
– Plan and execute direct mail campaigns to mapped target lists
– Develop LinkedIn, email and content programmes that build profile with sector principals and intermediaries
– Work with the M&A team on positioning and case studies that resonate with founders thinking about succession or exit
– Run long-cycle nurture for owners who are not selling today but may be in twelve to thirty-six months
– Support brand and reputation work: events, awards, PR and thought leadership
Across Both Tracks
– Use AI tools throughout - research, segmentation, copy, creative, personalisation and analysis. AI is central to how this team works, not an afterthought
– Own the marketing stack: CRM, automation, analytics, landing page tools, ad platforms
– Manage agencies and freelancers where they add leverage; keep what matters in-house
ABOUT YOU
– Three to six years of B2B marketing experience with hands-on delivery at its core - not primarily managing agencies and writing briefs
– Demonstrable track record running Google Ads and paid acquisition, with real numbers attached
– Comfortable building and iterating on landing pages using modern tools: Webflow, Framer, Unbounce or similar
– Experience running direct mail or other offline campaigns - or genuine willingness to learn fast
– Excellent copywriter: you can write for a freeholder considering a switch and an owner considering an exit, and make both feel personally addressed
– AI-native - strong instinct for where AI helps and where it doesn't
– Analytical and self-directed: you set up your own dashboards, read them, and act on them
– Comfortable across multiple brands, audiences and stakeholders without losing pace
Experience marketing to UK property professionals, or exposure to M&A and buy-and-build environments, is a strong advantage. So is experience at a VC-backed scale-up where the brief changes often.
