ZR Housing Limited provides high-quality supported accommodation across Birmingham. We manage HMOs for vulnerable tenants, ensuring safe, compliant housing alongside dedicated support services. We are looking for a hands-on Housing Officer to join our team – someone proactive, practical, and committed to keeping our properties in excellent condition while supporting tenants.
Role Overview
This is not a desk-based role. As a Housing Officer, you will be out in the field every week, managing allocated properties, dealing directly with tenants, and carrying out regular inspections. You must be confident handling minor maintenance tasks yourself (e.g., changing light bulbs, basic DIY repairs, tidying communal areas) and willing to learn new skills where needed.
You will act as the first point of contact for tenants, ensuring issues are dealt with quickly and properties remain safe, compliant, and well-kept.
Key Responsibilities
* Manage a portfolio of supported accommodation properties across Birmingham.
* Be the first point of contact for tenants regarding housing or maintenance issues.
* Carry out weekly property inspections, taking clear photographs of every area (bedrooms, kitchens, bathrooms, hallways, lounges, front and back exteriors).
* Upload photos and inspection notes to management via group chats.
* Complete minor maintenance and repairs independently (e.g., basic DIY, replacing smoke alarm batteries, fixing door handles, clearing rubbish).
* Identify and report larger issues that require external contractors.
* Ensure compliance with HMO regulations and health & safety standards (fire safety checks, smoke alarms, fire doors, exits, etc.).
* Maintain positive tenant relationships and ensure they have both your contact details and management's.
* Liaise with the tenant welfare officer to ensure any wellbeing concerns are acted upon.
Skills & Experience Required
* Hands-on and willing to carry out minor maintenance and DIY tasks.
* Previous experience in housing, property management, facilities, or a similar role is desirable.
* Strong communication and interpersonal skills.
* Organised, proactive, and able to manage multiple properties independently.
* Knowledge of HMO compliance and housing regulations (training can be provided).
* Full UK driving licence and access to a car (Required).
* Positive attitude and willingness to learn new skills.
