Job Title: Premises Lead (Multi Site)
Department: Estates, Facilities & Cleaning
Location: Across two designated sites and central office base
Reports to: Head of Estates & Facilities
Line Management: Site Premises Managers and Weekend Operations Staff
Hours: 30 hours per week, 4 days per week
Contract: Full Year (52 weeks)
Salary: £38,000 – £45,000 (FTE, dependent on experience and qualifications)
Role Purpose
The Premises Lead will take strategic and operational responsibility for the management, maintenance, and development of two sites within the organisation. This is a key leadership position ensuring both sites are safe, compliant, and conducive to outstanding learning and working environments.
You will oversee site operations, premises teams, contractors, and compliance functions while driving forward improvement and sustainability initiatives. This is a hands-on leadership role that combines strategic oversight with day-to-day problem solving.
Key Responsibilities
1. Strategic Site Leadership
* Lead and coordinate all aspects of premises and facilities management across two sites, ensuring a consistent, high-quality service.
* Develop and implement site improvement plans that enhance safety, sustainability, and functionality.
* Monitor site performance, compliance, and standards through regular audits and reporting.
* Work collaboratively with senior leaders to align premises priorities with organisational goals.
2. Health, Safety & Compliance
* Ensure full compliance with statutory requirements including health and safety, fire safety, and water safety regulations.
* Maintain accurate and up-to-date documentation for all statutory checks, risk assessments, and inspections.
* Take a proactive approach to identifying, reporting, and mitigating risks across both sites.
* Foster a strong safety culture among staff, contractors, and visitors.
3. Maintenance & Site Operations
* Oversee both planned preventative and reactive maintenance, ensuring efficient, timely and cost-effective solutions.
* Manage maintenance schedules and inspection regimes to maintain safe, well-presented facilities.
* Liaise with contractors, suppliers, and service providers to ensure works are completed to agreed standards.
* Ensure site systems, utilities, and equipment remain in optimal working condition.
4. Procurement & Contract Management
* Lead procurement of premises-related services and supplies, ensuring best value and compliance with financial procedures.
* Manage contracts, service level agreements (SLAs), and contractor performance to maintain service quality.
* Keep an up-to-date register of approved contractors, ensuring compliance with safeguarding, insurance, and H&S requirements.
5. Leadership & Team Management
* Line manage and support Premises Managers and operational staff across both sites, fostering a culture of pride, accountability, and high performance.
* Provide coaching, training, and professional development opportunities for the premises team.
* Conduct regular performance reviews and ensure consistent working practices across sites.
* Provide operational cover when required.
6. Financial Management
* Work with the Head of Estates & Facilities to prepare, manage, and monitor site budgets.
* Authorise expenditure, ensuring all procurement aligns with financial regulations and organisational policy.
* Support effective forecasting, cost control, and identification of value-for-money opportunities.
7. Site Security & Safeguarding
* Ensure the security of both sites is effectively managed, including systems, access control, and out-of-hours arrangements.
* Ensure that all premises activities support and uphold safeguarding standards for children, staff, and visitors.
* Contribute to safeguarding training and ensure all contractors follow safeguarding protocols.
8. Sustainability & Improvement
* Identify and deliver projects that promote environmental responsibility and sustainability (e.g., energy efficiency, waste reduction).
* Support long-term asset management and investment planning for both sites.
* Promote innovative approaches to site design and use, ensuring modern, inspiring learning and working environments.

Education & Training
GCSE (or equivalent) in Maths and English- Essential
IT proficiency (Microsoft Office, Teams, Excel, etc.)-Essential
Health & Safety qualification (IOSH Managing Safely or NEBOSH)- Essential / Willingness to gain
Facilities or Premises Management qualification- Desirable
Full UK driving licence and access to own vehicle - Essential
Experience
Significant experience in premises or facilities management across multiple sites - Essential
Proven record of managing staff and developing teams - Essential
Budget management and procurement experience - Essential
Experience with statutory compliance and building safety regulations - Essential
