This role will involve managing a varied caseload of auction property matters and providing exceptional levels of client service, acting for private individuals, investors, housing associations and corporate clients, as well as assisting Senior Associates and Partners with all aspects of property transactions relating to auction sales and purchases.
Responsibilities
* Manage a diverse caseload of auction property matters, including both residential and commercial transactions.
* Prepare auction legal packs with title documents, searches, leases, special conditions of sale and planning documentation.
* Advise clients on legal risks in auction sales and purchases, including complex title issues, restrictive covenants, easements and overage provisions.
* Handle pre-auction enquiries, liaise with estate agents, auction houses, surveyors and clients to ensure transactions proceed smoothly.
* Manage post-auction transactions, including completion of contracts, deposit payments and registration formalities.
* Assist in sale and purchase of freehold and leasehold properties through auction, including investment properties and those with tenancies.
* Advise on repossessions, probate sales and properties sold on behalf of mortgagees in possession or public bodies.
* Work on high-value and portfolio auction sales and purchases.
* Liaise with lenders regarding secured lending where properties are sold or purchased via auction.
* Support the wider Commercial and Residential Property teams with technical advice on auction-related matters.
* Use a Case Management System to maintain accurate records.
* Maintain a high standard of client service and progress matters promptly to meet deadlines within compressed auction timescales.
* Keep up to date with changes in auction and property law and ensure compliance with current regulations and best practice.
* Collaborate with the Director and Head of Department on departmental targets and objectives.
* Support business development activities by building client relationships and attending networking events.
* Manage a small team of legal assistants.
* Maintain high levels of client and company confidentiality.
* Additional duties as directed by line manager or Director.
* 2-3 years PQE is preferable, but not essential.
* A qualified and motivated solicitor with demonstrable experience in property law, ideally with focus or prior experience in auction sales and purchases.
* Thorough understanding of the auction process and related legal considerations.
* Experience in handling complex conveyancing matters including unregistered land, adverse possession, tight deadlines, and title issues.
* Ability to manage a varied caseload and work under pressure in a fast-paced environment.
* Excellent attention to detail and ability to work with minimal supervision.
* Strong client-facing, proactive and solution-focused approach.
* Strong organisational and communication skills, both written and verbal.
* Proficient in using Case Management Systems and other legal technology tools.
* Ability to contribute to business development and generate work through networking and client referrals.
* Commitment to continuous professional development and staying current with property and auction law changes.
* Excellent general IT skills and the ability to learn and adapt to new systems.
* Strong literacy and numeracy.
* Team player.
