Our team of experienced and certified engineers are leaders in their field providing excellence in every aspect of the fibre network construction.

We are seeking a Wayleave Officer to join our team in Cumbria.

Job Title: Wayleave Officer

Location: Cumbria GB, Site based


Role Summary

As a Wayleave Officer, you will play a vital role in facilitating customer connections to the fibre infrastructure by securing wayleave permissions. You will work closely with the Wayleave Supervisor and Manager and collaborate with various internal teams to ensure the efficient achievement of wayleaves to enable installations. Your responsibilities will encompass conducting audits, negotiating agreements, and liaising with stakeholders to navigate the complexities of land ownership and consent processes.


KEY RESPONSIBILITIES

* Wayleave Acquisition
o Collaborate with the Wayleave Manager to obtain permissions for the installation of telecommunications apparatus on both public and private sector properties to enable customer connections.
o Conduct desktop audits of pre-build areas to identify private land and determine necessary wayleave requirements.
o Utilize land searches to identify ownership of private properties and secure wayleaves, easements, and landlord consents.
o Will be required to obtain wayleaves onsite from the landowner as well as remotely
* Negotiation & Coordination
o Negotiate wayleaves for Business Parks, Industrial Estates, and Council properties, ensuring favorable terms for the company.
o Coordinate with Planning, Build, and Installations teams to update requirements and ensure all necessary planning consents, wayleaves, and listed building consents are obtained.
o Liaise with public bodies, including the Department for Infrastructure, Local Councils, and Housing Associations, to facilitate effective network rollout.
* Stakeholder Engagement
o Schedule and attend meetings with landowners, Councils, management agents, and other stakeholders as necessary to discuss wayleave agreements and project updates.
o Serve as the primary point of contact for landlords, management agents, and solicitors regarding permissions for installations in residential and business premises.
o Provide timely updates to the Wayleave Manager on progress and any issues that arise during the acquisition process.
* On-Site Responsibilities
o Conduct on-site visits to obtain wayleaves, ensuring all necessary documentation is completed and signed.
o Work closely with the Wayleave department to understand policies and processes, maintaining compliance with all regulations.


KEY REQUIREMENTS

* Experience & Knowledge
o Minimum of 2 years of administrative experience, preferably in a telecommunications environment.
o Previous experience as a Wayleave Officer (1+ year) is highly desirable, with a focus on negotiating wayleaves and managing land permissions.
o Familiarity with the ‘Streetworks’ platform is a significant advantage for data retrieval and review.
* Skills
o Strong negotiation skills with the ability to effectively communicate with a variety of stakeholders, including landowners and local authorities.
o Good organizational skills, capable of managing changing priorities within tight deadlines while ensuring quality output.
o Excellent communication skills, comfortable interacting at all levels of the organization and with external partners.

DESIRABLE QUALIFICATIONS

* Experience working within a legal department or knowledge of legal processes related to land use and telecommunications permissions.
* Project management experience or knowledge of project management principles.
* A qualification in Real Estate or related fields would be beneficial.
