You will assess the condition and safety of each property, including inspecting structural integrity, identifying potential hazards, and ensuring full compliance with housing health and safety regulations. Additionally, you will produce detailed reports with clear, actionable recommendations for repairs or improvements, ensuring that all properties meet the required standards for safe and healthy living conditions.\n\nRequirements \n\nFor this role it is essential that you carry the following professional qualifications as a minimum;\n\nFull UK driving license and own transportIt is also essential that you hold the experience below;\n\nDemonstrated track record of successfully conducting validation surveys on a range of residential properties in compliance with HHSRS standardsAdditional skills;\n\nIT skills\nEffective time management\nSuperb negotiation capabilities\nAnalytical and Mathematical skills\nExcellent sales and presentation skills\nAbility to multitask and prioritise projects\nStrong communication and attention to details\nUnderstanding of construction laws and regulations\nKnowledgeable of building regulations, NHBC requirements, HSE etc\nThe ability to accurately estimate the costs associated with the project\nIn-depth understanding of construction materials, methods, and techniques\nA solid understand of the housing health and safety rating system (HHSRS) - essentialThe Role\n\nJob Title: Building Surveyor\nJob Type: Long-term freelance\nProject: Various Residential Properties\nLocation: West Yorkshire\nDuration: 5 years\nReporting to: Head of SurveyingDuties\n\nEstimate and prepare cost projections for construction projects\nEfficiently execute property validation inspections on residential sites\nOffer guidance on defects, remediation strategies and associated costs\nManage projects and client relationships independently with complete accountability\nUtilize in-house software on a licensed iPad to accurately record and submit findings\nStrive to maintain a pace of at least three surveys per hour, subject to site conditions\nRecognise potential risks in building projects and suggesting strategies to minimise them\nJoin scheduled meetings and interviews as needed through phone calls or Microsoft Teams\nGuiding junior staff in finding solutions and helping other team members in solution development\nLiaise with clients, confirming the project scope and ensure that all deliverables are met efficiently\nBuilding and nurturing relationships with new and existing clients by successfully delivering projects\nCreate long-term maintenance strategies and plans to maintain the safety and functionality of buildings\nCoordinate with Head of Surveying, preparing and managing project timelines, workloads and resources\nConduct detailed checks to validate all existing property records and data are accurate, up-to-date, and aligned with on-site findings\nSupervise the assignment of Junior Engineers and Technicians to projects whilst offering mentorship, support, and training\nAssess and document health and safety hazards in line with HHSRS guidelines, such as damp, mould, and electrical risks\nDraft comprehensive reports on the condition of buildings, covering structural, mechanical, and aesthetic evaluations\nEnsure buildings adhere to safety, accessibility, and environmental regulations, while providing guidance on compliance issuesBenefits\n\nRate to be confirmed per completed survey\nAbility to complete 3+ surveys per hour (high earning potential)\niPad and software license provided\nOngoing work - long-term program across 5+ years \n\nThis is a long-term freelance position with a competitive rate on offer for the successful candidate.
