This is an exciting opportunity to play a key role in maintaining the highest standards across our properties and managing a dedicated maintenance team. Role Overview: As the HMO Facilities Manager, you will oversee the day-to-day operations of reactive maintenance activities within our student properties. This role involves managing maintenance requests, coordinating with contractors and suppliers, and ensuring compliance with HMO legislation. You will be responsible for leading a team, managing budgets, and ensuring that maintenance tasks are completed promptly and efficiently, while also delivering excellent client service. The role also requires you to generate reports, provide regular updates, and work closely with other departments to ensure smooth operations. You will be a key point of contact for both clients and contractors, ensuring that property issues are resolved in a timely manner and to a high standard. Your leadership, organisation, and problem-solving abilities will be essential for driving the success of the team and ensuring we meet client expectations and statutory requirements. Key Responsibilities: Lead, manage, and motivate a team of maintenance operatives to ensure efficient delivery of reactive maintenance services. Ensure compliance with all relevant HMO legislation and safety regulations. Develop and manage the reactive maintenance budget, ensuring cost-effective solutions. Build and maintain strong relationships with clients, contractors, and suppliers. Monitor and ensure timely resolution of maintenance requests and issues. Generate and review maintenance reports to track performance and identify areas for improvement. Oversee the coordination of maintenance teams and contractors to ensure quality work is delivered on time. Maintain a clear, consistent line of communication with internal teams and external stakeholders. Ensure all statutory compliance and health and safety standards are maintained across properties. Provide coaching and development opportunities for team members to enhance their skills. Person Specification: Previous leadership experience in a reactive maintenance or property management role. Strong knowledge of HMO legislation and relevant health and safety regulations. Proven experience in budget management and cost control. Strong client relationship management experience, ensuring customer satisfaction and smooth service delivery. Proficiency in generating and analysing maintenance reports. Previous property management experience, with a clear understanding of maintenance processes. Full UK Driving Licence and access to your own vehicle is required to travel between properties.
