Estates Manager (Mechanical) – West London\n £35 ph Umbrella / Deemed LTD Inside IR35 \n 37.5 hours per week\n 3-month initial contract with likely extension\n\nAn urgent opportunity has arisen for an experienced Estates Manager (Mechanical) to join the busy Estates & Facilities team at a West London based NHS Trust. This is a site-based position overseeing mechanical systems across multiple NHS properties within the Trust’s London estate. You will be responsible for ensuring all mechanical engineering and water safety systems are maintained, compliant, and operationally effective in line with HTMs and statutory requirements.\n\n You’ll act as the Authorised Person (AP) for relevant systems (e.g.
medical gas, ventilation, heating, water) and play a key role in managing both in-house maintenance teams and specialist contractors. This is a critical role supporting the Trust’s estate safety, infrastructure, and service delivery.\n\n Responsibilities:\nOperational leadership of mechanical services across the Trust's London sites\nActing as Authorised Person for mechanical systems (e.g. water safety, heating, ventilation, medical gas)\nManagement of PPM and reactive maintenance, ensuring systems meet compliance standards\nSupervision of external contractors and internal trades teams\nEnsuring alignment with HTMs, HBNs, statutory regulations, and Trust policies\nSupporting capital projects and lifecycle works, including input into technical design and commissioning\nDelivering cost-effective solutions and managing allocated budgets\nParticipation in the on-call rota for estates-related emergenciesRequirements:\nDegree or HND in Mechanical Engineering or Building Services\nSignificant experience in mechanical systems within healthcare or similar complex estates\nNHS background preferred, particularly with Hard FM and compliance\nStrong knowledge of HTMs, statutory compliance, and H&S legislation\nAP/CP/Responsible Person status in relevant disciplines (e.g.
