The Role We are seeking a skilled and motivated Senior Property Surveyor to lead the delivery of property investment, service, inspection, and repairs services across (Apply online only) locations in the South Region. Reporting to the Head of Property, you will manage a budget of £5-8m and lead a team of up to 6 property surveyors. This role involves working closely with the investment planning and quantity surveying teams to ensure properties are maintained to a high standard, meet strategic targets, and comply with NEC and/or JCT contract obligations. You will drive cost savings, manage project performance, and foster collaborative relationships to support continuous improvement. Key Responsibilities * Lead the delivery of repairs, investment, and service & inspection activities, ensuring high-quality services and compliance with portfolio strategy. * Manage contract obligations (NEC and/or JCT), ensuring robust financial forecasting and delivery within budget. * Collaborate with contractors, quantity surveyors, and the Property & Assets Portfolio Strategy team to identify and implement cost-saving initiatives. * Develop and maintain property risk registers and produce accurate delivery forecasts. * Support, develop, and motivate a team of surveyors, fostering an empowered and high-performing culture. * Establish robust project and delivery management arrangements, driving value improvement and service outcomes. About You You are an experienced property professional with a strong background in social housing maintenance and planned investment. You bring: * At least 5 years of experience managing a property portfolio, with recent expertise in NEC and/or JCT contract management. * Proven experience in delivering investment, compliance services, or reactive maintenance in social housing, either client or contractor side. * Strong analytical skills to interpret complex operational data and inform service delivery planning. * Excellent interpersonal and networking skills, with the ability to build trust and collaborate across teams. * Resilience, forward-thinking planning, and the ability to respond to urgent business needs effectively. * MRICS or MCIOB status (desirable) or substantial equivalent experience in social housing property management.
