NHS Property Services enables excellent patient care by acting as a trusted property advisor to the NHS, providing the best estate solutions. We manage 2,700 properties and 6,300 customers across England, covering approximately 10% of the total NHS estate. Our portfolio includes listed buildings, new integrated care centres, hospitals, GP practices and offices.
Lease Advisory Manager – Role
The Lease Advisory Manager will support the management of a portfolio of head lease and sub‑lease event activity. They will manage individual lease events independently or under the supervision of senior colleagues, protecting business operations in core leasehold sites through the effective and timely management of lease events.
Key Responsibilities
* Collaborate with senior colleagues to consider all options when concluding lease event negotiations, minimising risk and maximising opportunities.
* Work with property management and finance colleagues to ensure lease events are properly budgeted for and assist with budgeting.
* Manage and support lease‑related transactions and obtain the requisite internal approvals.
* Provide reporting on productivity and other KPIs.
* Ensure data accuracy in relation to lease event and property information.
* Spot opportunities to improve processes and practices, implementing technical and professional skills and knowledge.
* Oversee service delivery to internal and external customers at agreed performance levels.
* Manage budgets in line with forecast where appropriate.
* Adhere to the appropriate governance and compliance standards for the professional area.
* Maintain internal and external customer relationships.
Required Skills and Experience
* Broad understanding of landlord and tenant law, lease interpretation and strategic asset management.
* Ability to apply valuation principles to the management of leasehold events.
* Commercial negotiation experience in rent reviews, break options and lease renewals.
* Experience inspecting and measuring premises in accordance with RICS best practice.
* Clear and effective communication skills.
* Ability to report recommendations to the business and secure internal approvals.
* Passion for data accuracy; enthusiasm and determination.
* Experience driving improvements to enable efficiency in a busy, customer‑focused business.
* Desirable: MRICS qualification or progression on the APC pathway; experience in a public sector/healthcare setting; track record of success in a professional area; experience with the 'Horizon' property database system.
Employment Details
This is a 12‑month fixed‑term contract with a salary offer of £33,000, including a car allowance and up to 10% bonus.
