Property Manager required for a small and fast-growing Block Management Company based in New Malden Surrey Duties would include the following; To manage a mixed property portfolio of residential flats for leaseholders and tenants Able to communicate well and develop strong working relationships with leaseholders Ability to resolve ongoing complex issues to a satisfactory conclusion Able to demonstrate a full clear understanding or Health & Safety regulations and long landlord and tenant legislation Take change and ownership of service charge budgets including the overseeing of portfolio arears Identify and promptly actioning daily maintenance request within designated portfolio. Carry out site inspection including the supervision on site contractors Attend site meetings with leaseholds and official bodies when required including the Management of repair, maintenance and improvement works. Manage all site staff and contractors on site Attend meetings as and when required with Residents and leaseholders. Be able to understand lease covenants and obligations Understanding of Section 20 requirements Manage solicitors enquiries and Insurance claims Monitor arrears in the portfolio and liaise with credit control department on the recovery Experience of 1-2 years required but not essential as candidates with exceptional skills will be considered. Salary:£32000-£36000 Based on experience Hours of work:8 am to 5 pm Clean driving licence and own suitable vehicle desirable.
