Position Summary
The Pricing Analyst plays a critical role in developing and executing dynamic pricing strategies to optimize occupancy, revenue, and profitability across our senior living communities. This role supports all pricing functions including rent, levels of care (LOC), supplemental fees, market analysis, data reporting, and the development of future pricing infrastructure. The Pricing Analyst will work closely with Sales, Operations, and Finance teams to ensure pricing reflects market dynamics, community needs, investor expectations, and resident value.
Qualifications
Required:
3. Bachelor's degree in Finance, Economics, Business Analytics, or related field
4. 3–5 years of experience in pricing, data analytics, or revenue management within senior housing, healthcare, or hospitality
5. High proficiency in Excel and BI tools (e.g., Power BI, Tableau)
6. Experience with CRM/ERP tools (e.g., Salesforce, Yardi)
7. Strong analytical skills and ability to synthesize large data sets into actionable insights
Preferred:
8. Experience in senior housing, healthcare, or hospitality
9. Understanding of wellness/care pricing models
10. Familiarity with systems like Engrain, NIC Maps, AlayaCare, or PCC
1. Pricing Strategy
11. Lead the development and execution of dynamic pricing across multiple community types
12. Manage rent, levels-of-care, and supplemental service pricing
13. Ensure competitive, market-aligned rate positioning
2. Rate Management & Renewals
14. Oversee annual and anniversary rate increase strategies
15. Align pricing across new acquisitions and existing communities
16. Establish consistent processes and timelines for renewals
3. Concessions & Discount Strategy
17. Develop and manage concession frameworks based on market demand and performance
18. Monitor discount usage, guardrails, and financial impact
19. Partner with Sales and Operations to ensure proper execution
4. Sales Partnership & Performance Reviews
20. Conduct regular reviews with Sales leaders to assess performance and pricing opportunities
21. Provide training and tools to support service positioning and value communication
5. Data, Reporting & Systems Integration
22. Lead pricing analytics, dashboards, and reporting automation
23. Ensure data accuracy across systems such as Salesforce, Yardi, and Power BI
24. Use market and occupancy data to inform pricing decisions
6. Market Intelligence & Competitive Positioning
25. Maintain competitive pricing grids across communities
26. Integrate market data into pricing strategies and property plans
27. Support acquisition pricing and future market planning
