What's involved with this role: Temporary Valuer - Commercial Delivery Reference no: NULBC (HQ) NUL17524 Pay Rate: £16.92 per hour PAYE 37 Monday – Friday, normal working hours This opening assignment is for 6 months City: NEWCASTLE UNDER LYME WFH and travelling to commercial units in Newcastle and working in office minimum one day per week. Possibly extension to 12 months. Provide a professional service to ensure that the Council’s commercial land and property portfolio is efficiently managed to protect the Council’s capital investment, to promote employment opportunities and to generate capital and revenue surpluses. Key Responsibilities Undertake those duties associated with an experienced, professionally qualified and registered RICS Land and Property Surveyor Undertake the end of year Asset Register valuations/reports and sign these off as a Registered Valuer. Inspect, survey, value, negotiate, report upon and conclude all cases allocated to the post holder, including acquisitions, disposals, easements, licenses, appropriations, insurance, purchase and blight notices, agricultural tenancies, telecom masts and residential feasibility studies. Manage the Council’s land and property portfolio to include lease renewals, rent reviews, assignments, new lettings, lease surrenders and schedule of dilapidations. Set and monitor relevant targets and budgets. Negotiate covenant consent cases that have inbuilt “added value”. Prepare cases for arbitration and attend County Court as expert witness as required. Other general valuation, commercial surveying work and miscellaneous matters including estate management. Represent the service and give property advice at internal meetings of the council and meetings with outside bodies as required. Keep updated with relevant legislation, government and council policy, case law, County and local planning policy, national and local property market trends, RICS guidelines and codes of practice and CPD requirements.
