Our client, a national affordable housing organization, requires a Senior Operations Property Manager to join their expanding property services team. The role involves managing and leading a team of surveying staff to oversee the stock of their affordable housing portfolio.
The successful candidate will deliver regional repairs, voids, planned investment, and major works programs, ensuring these are completed to targets and standards for revenue, cost, quality, and time, in line with the association’s repairs/investment strategy.
This role also involves overseeing contractor performance, managing complex contractor relations to increase deliverables and value for money.
This is a home-based role with occasional meetings for contractor performance reviews and office management. You will be responsible for managing a multi-disciplinary and diverse surveying team across a wide geographical area, within allocated budgets.
Responsibilities include, but are not limited to:
* Developing and maintaining long-term strategic relationships with key partners to deliver a customer-focused program of planned investment, major repairs, responsive, and void repairs, ensuring seamless service with shared values.
* Leading the appointment and management of sustainable partnerships, ensuring contractors, including specialists, are resilient and profitable while delivering quality services.
* Developing and embedding processes and procedures based on data evaluation.
* Collaborating closely with other senior department members at regional and national levels.
* Managing the surveying team.
Candidate requirements:
* Educated to HND level or equivalent, with a professional qualification in construction, housing, or property.
* Experience at a senior level delivering planned investment, major works, and responsive repairs programs.
* Proven experience leading multi-disciplinary teams across wide geographical areas.
* Experience managing large service budgets.
* Knowledge of building law, regulation, contracts, contract law, health and safety legislation, and best practices.
* Experience reporting to executive management teams and boards.
* Ability to work collaboratively within a development management team.
* High IT literacy, especially in Excel, PowerPoint, etc.
* Full clean UK Driving licence, as travel to various sites is required.
